Property Manager – Multi-Site Care Portfolio Location: Brighton (Head Office) with occasional travel across Hampshire & West Sussex (shared across the team) Salary: £32,000 – £38,000 per annum (DOE) Job Type: Full-time, Permanent About the Role We are seeking an experienced Property Manager to take ownership of a multi-site care home portfolio across the South Coast and Hampshire. This Property Manager role is ideal for someone with strong multi-site or portfolio experience who can confidently manage compliance, maintenance, and asset performance across multiple locations. As a Property Manager, you will play a key role in ensuring our homes are safe, compliant, well maintained, and continuously improving for the people who live and work in them. This Property Manager position covers Hampshire and West Sussex and occasional travel is required. The successful Property Manager will be confident working across multiple sites, prioritising effectively, and operating with a high level of autonomy. Interviews from week commencing 27 April 2026 Property Manager Responsibilities Manage a multi-site property portfolio as a Property Manager Deliver planned preventative maintenance (PPM) programmes Oversee refurbishment and property improvement projects Ensure full compliance with health & safety and statutory requirements Carry out inspections, audits, and risk assessments Manage contractors, suppliers, and service agreements Control budgets and monitor property-related spend Maintain accurate compliance and maintenance records Support new property onboarding and estate development Property Manager Requirements Proven experience as a Property Manager or in a multi-site property management role Strong knowledge of building maintenance, compliance, and H&S Experience managing contractors and external service providers Excellent organisational and problem-solving skills Ability to work independently across multiple sites as a Property Manager Full UK driving licence and access to a vehicle Desirable for a Property Manager: CIOB, RICS, IWFM, NEBOSH, ARLA, TPI or equivalent What We Offer Our Property Manager 25 days’ annual leave Mileage reimbursement for travel Company pension scheme Group Life Assurance (4x salary) Ongoing training and development opportunities Our Commitment to Inclusion We welcome applications from all backgrounds and experiences.
