We are seeking a high-performing, results-driven Leasing Consultant & Sales Specialist to join our Manchester team. This role is ideal for someone with a proven track record in leasing and sales who thrives in a fast-paced environment, excels at closing deals, and is passionate about delivering an exceptional resident journey.


Role Overview

As an Experienced Leasing Consultant & Sales Specialist, you will be responsible for driving occupancy, increasing revenue, and enhancing customer satisfaction. You will manage the full leasing lifecycle, from initial enquiry through to move-in, ensuring a seamless, engaging, and professional experience for every prospect.

Your ability to convert leads, negotiate effectively, and maximise opportunities will directly contribute to both personal success and overall asset performance.


Key Responsibilities (but not limited to)


Leasing & Sales Performance

* Manage and convert inbound and outbound enquiries across multiple channels into signed tenancies.
* Deliver high-quality property viewings and presentations that showcase lifestyle, value, and community.
* Drive occupancy and revenue through strong negotiation, upselling, and proactive follow-ups.
* Maintain and nurture a pipeline of prospective tenants, ensuring consistent conversion.
* Leverage market insights to position properties competitively and close deals efficiently.


Client & Tenancy Management

* Oversee tenancy applications and move-ins, ensuring full compliance and accuracy in documentation.
* Build and maintain strong tenant relationships through responsive and professional communication.
* Conduct property inspections to uphold quality, safety, and compliance standards.
* Act as a key point of contact, ensuring a positive resident experience from enquiry to renewal.
* Proactively manage tenancy renewals to maximise retention and revenue.
* Negotiate lease terms, pricing, and agreements in line with market conditions and business objectives.
* Provide insight-driven recommendations on pricing strategies and revenue optimisation.
* Collaborate with internal teams to consistently achieve occupancy and financial targets.


Administration & Compliance

* Maintain accurate records of tenancies, communications, and financial data.
* Track and report on KPIs including occupancy rates, leasing performance, and revenue.
* Ensure adherence to company policies, legal requirements, and industry regulations.


Customer Experience & Brand Representation

* Deliver a high-quality, customer-focused experience at every stage of the leasing journey.
* Represent LIVINGWAY with professionalism, integrity, and a strong focus on relationship-building.


Skills & Experience

* Proven success in leasing, property sales, or BTR environments with consistent target achievement.
* Strong understanding of tenancy processes, compliance, and property management operations.
* Advanced negotiation, upselling, and closing skills.
* Excellent communication, customer service, and problem-solving abilities.
* Highly organised with the ability to manage multiple priorities in a fast-paced environment.
* Experience with Yardi and Microsoft Office is advantageous.

Job Type: Full-time

Pay : £28,000.00 - £35,000.00 per year (depending on experience)
