The purpose of the Sales Progressor role is to support the regional Sales team in achieving its budget and forecast objectives. The role involves ensuring smooth sales progression from reservation to legal completion by managing legal documents, mortgage processes, and solicitor inquiries efficiently. Additionally, the role assists in forecasting completions by understanding the circumstances behind each sale, such as chains, part exchanges, or first-time buyers, to ensure legal completions meet forecasts.
Main Responsibilities
1. Maintain effective communication between Gleeson's nominated solicitors, customers' solicitors, and third parties to facilitate contract exchange by the reservation expiry date.
2. Act as a liaison among the Sales team, departmental teams, solicitors, lenders, brokers, and estate agents to keep all stakeholders informed of each sale's progress.
3. Ensure contracts are issued by solicitors within agreed timescales with accurate information, and handle solicitor inquiries.
4. Ensure contracts are received, signed, and returned by purchasers' solicitors in a timely manner.
5. Investigate and resolve problems proactively, especially in sales involving multiple chains.
6. Communicate regularly with Sales Managers about problematic plots and assistance needed to meet completion targets.
7. Report on KPIs such as outstanding contracts, time to exchange, and upcoming legal completions during weekly sales meetings.
8. Attend weekly meetings to forecast expected exchanges and explain delays on overdue contracts.
9. Provide excellent customer service, seeking feedback and continuous improvement opportunities.
10. Develop strong relationships with solicitors, mortgage brokers, lenders, internal departments, and third-party partners.
11. Drive and meet Exchange KPIs.
12. Manage compromised plot waivers.
13. Monitor and promote a successful HBF Score.
Required Skills and Qualifications
1. Proficiency in MS Office, especially Outlook, Word, and Excel.
2. Legal and/or Estate Agency experience, preferably in New Home sales.
3. Strong stakeholder management and communication skills with internal and external customers.
4. Proactive, flexible, and able to prioritize workload effectively.
5. Ability to handle difficult situations professionally and courteously.
