Franchise Hotel - Head of Maintenance

About Us

Holiday Inn Newport is owned and operated by QN Hotels under licence from Intercontinental Hotel Group. The hotel has 119 bedrooms, 30 Executive, 12 meeting rooms with a capacity for 460 guests. The lobby has a modern & vibrant decor and co‑working spaces.


Your Day to Day

As Head of Maintenance you will ensure all maintenance and management activities meet high standards, comply with health & safety legislation, and maintain an organised workshop and office.


Responsibilities

* Manage everyday activities, plan and assign work to ensure appropriate staffing.
* Communicate with all department heads to coordinate maintenance needs and respond in a timely manner.
* Develop and coach the maintenance team, set goals, and recognise good performance.
* Train the team to meet compliance standards and provide necessary tools.
* Carry out a preventative maintenance programme for facilities (lighting, refrigeration, HVAC, water treatment, pools).
* Recommend or initiate HR actions where needed.
* Regularly monitor and record all preventive maintenance checks.
* Keep up‑to‑date records of risk assessments.
* Understand and respond to customers’ needs to ensure a high level of guest satisfaction.
* Maintain chemical training for the recently renovated swimming pool.
* Prepare departmental budget and financial plans for the hotel.
* Monitor budget and control expenses, focusing on energy management, preventive maintenance, and capital planning.
* Lead hotel renovations and other projects, negotiate contracts, and ensure timely completion within budget.
* Ensure a safe and secure environment for guests, staff, and assets in compliance with policies and regulatory requirements.
* Maintain good working relations with external contacts.
* Comply with local laws regarding health, safety and alcohol services.
* Maintain commitment to an environmentally friendly ("green") hotel.
* Perform other duties as assigned, including duties as manager on duty.
* Provide flexibility, being available for out‑of‑hours calls and emergencies.


Qualifications

* Advanced vocational training plus at least two years of experience in general building maintenance or construction, or equivalent.
* Professional certification and licence if required by law.
* Previous management experience in a maintenance or engineering environment.
* Ability to speak local language(s).
* Flexibility, including availability for out‑of‑hours and emergencies.
