Job Title: Maintenance Manager – Property Management & Facilities Services
Location: Slough (hybrid, with local site travel)
Salary: £30,000 – £40,000 per annum + mileage / phone / clear progression path
Reports to: Operations Director
The Opportunity
Proactive Group delivers end‑to‑end Hard FM, Soft FM and property‑maintenance solutions for estate agents & landlords clients across the South East. Because we're growing quickly, our Operations Director now needs a hands‑on Maintenance Manager to take charge of day‑to‑day sites, improve client satisfaction and build a best‑in‑class supply chain. A step up to Head of Maintenance is planned within 18‑24 months for the right person.
What You'll Do
Operational Leadership (around 60 % of your time)
* Coordinate all reactive and planned‑preventive maintenance jobs across housing blocks, offices and mixed‑use sites as well as construction.
* Carry out site inspections, review and complete quality checks, closing snags quickly.
* Produce weekly work schedules for our own multiskilled operatives and approved subcontractors.
* Track KPIs such as first‑time‑fix rate, SLA compliance and client satisfaction; report results to the Ops Director.
Supply‑Chain & Cost Control (about 25 %)
* Build and maintain a vetted database of electricians, plumbers, HVAC engineers, decorators and other key trades.
* Negotiate rates, call‑out charges and service‑level agreements to protect margin targets.
* Manage purchase orders, material orders and plant hire in line with budget.
* Identify opportunities to bundle works and drive economies of scale.
Client & Stakeholder Management (roughly 15 %)
* Act as the primary point of contact for property‑manager and estate‑agent clients.
* Attend kick‑off, progress and handover meetings; issue concise written reports.
* Champion a "right‑first‑time" culture, resolving issues proactively before they become complaints.
* Support quotation by providing realistic labour and material estimates.
What Success Looks Like
* 95 % or better SLA compliance on reactive response and PPM completion.
* A 10 %+ reduction in average call‑out cost through smarter scheduling and supplier deals.
* Consistently "Excellent" feedback from managing agents and landlords.
* A smooth transition that frees the Ops Director from day‑to‑day site visits while you own delivery.
Skills & Experience We're Looking For
* At least four years of maintenance/FM supervision or property‑repair management experience.
* Strong trade awareness & experience (fabric, plumbing, basic M&E) and a willingness to "roll up sleeves" when required.
* Proven ability to schedule operatives and subcontractors effectively.
* Confidence using job‑tracking software plus solid MS Office/Excel skills.
* A full UK driving licence.
* Electrical bias (18th Edition or 2391), IOSH/SMSTS, SFG20 knowledge or background would be a bonus but are not essential.
