Overview
Role: Static Maintenance Engineer – Canada Water, Pareto Facilities Management Ltd. The purpose of the role is to carry out day-to-day maintenance (planned and reactive) supporting the Contract, Supervisor or Management to ensure the client's assets are maintained in a safe, efficient, and functional order.
Responsibilities
* Maintaining and keeping in good repair the client's mechanical and electrical systems along with all associated component parts.
* Reviewing and checking sub-contractor performance on site during specialist service visits or repairs.
* Maintaining a safe and healthy workplace.
* Completing simPRO / instruction sets ensuring that each line entry is annotated with a photograph when the planned maintenance was completed.
* Logbook record keeping for the client's electrical, mechanical, water systems including health and safety are completed and up to date.
* Bringing to the attention of the TSM and Management any issues with completing Statutory Planned Maintenance where Statutory Planned Maintenance cannot be completed.
* Maintaining comfortable environmental conditions via HVAC plant for the client.
* Reactive repairs to plant and equipment; fault finding on the client's mechanical and electrical systems; responding to BMS alarms and utilise the system for first line diagnostics.
* Bringing to the attention of the TSM and Management any potential hazards discovered whilst completing maintenance.
* Knowledge and operation of all plant and services for which you are responsible which includes the following operating procedures:
o Preparation of plant start up
o Plant start-up (normal and emergency)
o Running checks, plant changeover
o Plant shutdown (normal and emergency)
o Fault finding, optimum plant run times
* Undertaking regular housekeeping walk rounds of the client premises to ensure:
o Plant rooms are in a clean and tidy condition
o No health and safety issues are present
o Plant is working as per building specification
o Effective and courteous liaison with both the client and the end users is essential
* To carry out maintenance, repair, and small installation tasks as directed by the contract, Supervisor and Management.
* Maintain records and documentation pertaining to Health and Safety, building compliance and Quality Assurance:
o Test Reports
o Service Reports
* Maintain and develop good team relationships; keep the Business Support and Supervisor informed of all work progress.
* Communicate the impact of maintenance, repair and installation activities prior to their execution across the client assets.
* To impart skills or knowledge to all for the purpose of safe and continuous operations across all sites.
* Good communication between themselves and other engineering teams to encourage a professional, courteous and helpful manner to our clients.
* You will immediately bring to the attention of the TSM and Contract Manager any real or potential hazard relating to the safety of personnel or threat to the reliability of essential plant and services.
* You are responsible for isolating and making safe and confirming dead or de-pressurising pressure systems.
* You may be required to work overtime during evenings, weekends and public holidays to meet the business and clients needs. There is no guarantee of regular overtime.
* You will be required to undertake any other duties as may be required by the Contract, Supervisor and Management.
Knowledge/Skills/Experience
* Qualified to City & Guilds Level III or equivalent in Electrical discipline (essential)
* Qualified to City & Guilds Level III or equivalent in Mechanical discipline (essential)
* Completed 18th Edition I.E.E (essential)
* Completed City & Guilds BS 2391 Level 3 Electrical Inspection & Testing (desirable)
* IOSH Working Safely (desirable)
* PASMA and IPAF 1b/3a/3b (desirable)
* Good knowledge and clear understanding of Electricity at Work safe working practices and Memorandum of Guidance on the Electricity at Work Regulations 1989 (essential).
* Completed unvented hot water systems training (desirable)
* Knowledge of and experience in BMS / Generator / Controls / Lighting Systems / Plumbing / Sanitary Wear / Drainage Systems / Low Pressure Hot Water Systems / Pressurisation Systems / Ventilation Systems / ACOPS L8 and Cooling Tower Systems (desirable).
* Knowledge and experience combined with valid Certificate on High Voltage systems (desirable).
* Experience of maintenance, testing & fault finding on a variety of equipment including boiler plant, ventilation, pumps, generators, switchgear, cables, batteries, small power and lighting (where applicable).
