Skyline Surveyor
* Day Rate: £400–£450 per day
* Location: Manchester
* Contract Length: Initial 3 months, likely extension to 6 months
* Start Date: ASAP
* DBS Requirement: No DBS required
We are seeking an experienced Chartered Building Surveyor with expertise in Project Management and Contract Administration to support the Skyline Children’s Homes programme. This role is crucial for enhancing the quality and standards of residential homes for children and young people.
Day to Day of the Role
Pre-Acquisition
* Identify and assess potential property acquisition opportunities on a rolling 4-week cycle.
* Maintain and update the Skyline acquisition tracker.
* Coordinate with Service Providers and Local Authorities to shortlist opportunities via desktop review.
* Arrange and lead joint property viewings with key stakeholders.
* Present viable opportunities to the Property Advisory Group for endorsement.
Due Diligence, Approvals & Acquisition
* Commission and manage condition surveys, valuations, and legal due diligence following acceptance of Expressions of Interest.
* Oversee the end-to-end conveyancing process through to completion.
* Prepare Board and approval reports and secure all necessary internal authorisations prior to exchange and completion.
Post-Acquisition Delivery
* Lead onboarding of acquired properties, ensuring accurate and timely data transfer to GMCA teams.
* Manage external Property Consultants to deliver measured surveys, concept design, planning approvals, and building regulations compliance.
* Develop and finalise Descriptions of Works (DOWs) aligned to Skyline standards.
* Ensure all documentation is complete and ready for tender stage.
Refurbishment & Project Delivery
* Secure financial approvals and raise purchase orders following cost planning and value engineering.
* Instruct legal teams on JCT contracts and provide pre-commencement input.
* Lead refurbishment projects, ensuring cost control, programme management, risk management, and quality assurance.
* Act as the main technical point of contact for queries, RFIs, and clarifications.
* Undertake full Contract Administration, including RICS-compliant variation orders, interim valuations, and payment certification.
Required Skills & Qualifications
* Chartered Building Surveyor with strong capability in Project Management and Contract Administration.
* Experience in RICS Level 3 Surveys and Valuations.
* Proven ability to manage complex property acquisition and refurbishment projects.
* Strong negotiation skills and experience in legal and planning processes.
* Excellent organisational and communication skills.
