Pinnacle Group is seeking a proactive Lettings Negotiator to oversee the leasing of units in our brand-new build-to-rent scheme. You will play a key role in driving lettings performance from marketing and viewings to resident engagement and applicant vetting, ensuring a smooth and successful resident onboarding experience. You will be joining the Place by Pinnacle team based in Manchester.The specialist Place by Pinnacle brand provides integrated market rental lettings and management services across single family and multi-family properties. The ideal person will be highly organised, personable and target driven with exposure or experience within residential lettings, ideally within the build to rent sector. You will be confident managing your own diary, enjoy building strong relationships with prospective tenants and bring a proactive hands-on approach to helping create a welcoming and engaged resident community. This is an on-site 6-month fixed term role. Key responsibilities: Meet the leasing targets set by the Head of Lettings and Central Services to ensure client expectations are met. Manage your own diary by scheduling appointments with applicants and conducting viewings, either in person or virtually, as required. Develop and implement marketing strategies to attract potential tenants, including online listings, social media campaigns, and community engagement. Manage offers from viewings and liaising with tenants to ensure all relevant information is communicated correctly and efficiently. Manage the tenant application process, including conducting background checks, verifying references, and ensuring all documentation is completed accurately. Maintain accurate records, ensuring confidentiality and secure handling of all documents and information as well as ensuring compliance with all legal and regulatory requirements. Work closely with the site property manager to enhance the resident journey and coordinate and promote engagement activities as outlined in the resident engagement plan to foster community building and positive resident involvement. Assist the property manager during annual leave for any property management duties, including booking and managing repairs, and general tenancy administration.
