We’re now seeking a dynamic, commercially minded Head of Sales & Lettings to lead our leasing strategy, drive occupancy, and champion our customer journey from enquiry to move-in across our expanding portfolio.


The Role

As Head of Sales & Lettings, you will take ownership of LIVINGWAY’s entire leasing function, setting strategy, leading a high-performing team, and delivering strong revenue performance across all assets. This role is instrumental in shaping how the LIVINGWAY brand is experienced at every stage of the resident lifecycle.

You will oversee sales performance, resident onboarding, renewals, market positioning and team leadership, ensuring that every touchpoint reflects excellence, consistency, and commercial awareness.


Key Responsibilities (including but not limited to)


Leadership & Strategy

* Lead, inspire, and develop the Sales & Lettings team to consistently achieve occupancy and revenue targets.
* Design and execute portfolio-wide leasing strategies that maximise conversion rates and rental income.
* Drive innovation in sales processes, lead generation and customer experience.
* Build strong relationships with investors, internal stakeholders, and senior leadership to ensure commercial alignment.


Leasing Operations

* Oversee the full resident journey: enquiry, viewing, application, onboarding, and renewal.
* Manage pricing strategies and local market positioning, working closely with marketing and operations.
* Utilise Yardi Voyager / RentCafe CRM for reporting, pipeline management, and performance analysis.
* Monitor market trends, competitor activity, and local demand to inform data-driven decision-making.


Enquiries & Viewings

* Ensure all incoming enquiries are handled efficiently across phone, email, and online platforms.
* Oversee diary management and conduct viewings where needed across the portfolio.
* Ensure timely follow-up and strong conversion through proactive engagement.


Tenancy Management

* Oversee the application and referencing process, ensuring compliance and accuracy.
* Support the team with move-ins, documentation, and onboarding.
* Maintain strong resident relations and oversee escalated queries.


Renewals & Retention

* Track tenancy expirations and manage renewal strategies across the portfolio.
* Issue renewal notices, negotiate rental adjustments, and maintain a proactive approach to retention.


Property & Compliance Oversight

* Work with operations to ensure properties are well-maintained and ready for viewing/move-in.
* Coordinate with contractors where required for maintenance or property readiness.
* Ensure compliance with legal, regulatory, and health & safety standards.


Administration & Reporting

* Oversee accurate record keeping of tenancies, maintenance actions, and resident communication.
* Prepare reports on occupancy, revenue, pipeline and market performance.
* Work closely with finance to support forecasting, arrears management, and reporting.


About You

You’re an ambitious, results-driven leader with a strong commercial mindset and exceptional attention to detail. You thrive in a fast-paced environment and have the confidence to make strategic decisions while keeping resident experience and team performance front of mind.


You will bring:

* Proven senior experience in Sales, Lettings, or Leasing within Build-to-Rent, PRS or Property Management.
* Strong leadership skills with a motivational, hands-on approach.
* Excellent understanding of the full leasing cycle and customer retention strategies.
* Experience with Yardi Voyager / RentCafe CRM or equivalent systems.
* Outstanding communication, negotiation, and relationship-building skills.
* A passion for people, service excellence, and delivering results that exceed expectations.
* Strong organisational, diary management, and multitasking skills.
* Knowledge of tenancy laws and property regulations (desirable).
* Full UK driver’s license (if required for travel between sites).
