Building Manager – Bellrock Group

Responsibilities

* Maintaining a safe environment with proper lighting, signage, and disability access
* Instilling a high‑performance culture within the on‑site team
* Drive occupier engagement and feedback through events and initiatives
* Organising events with support from front‑of‑house team and engaging with local schools and charities
* Utilising onsite IEQ’s and BMS software to proactively monitor comfort, air quality and energy usage
* Drafting and updating emergency plans and evacuation procedures
* Overseeing security, fire prevention, and other safety systems
* Scheduling regular building maintenance and cleaning services and ensuring service standards are exceptional
* Supporting sustainability initiatives and being passionate about Net Zero ambitions
* Contacting professionals for fabric repairs as needed
* Ensuring that occupants are provided with proper working utilities
* Monitoring building maintenance budgets through Concerto software
* Arranging for building improvements using Asset Operating Plan’s and offering further suggestions for improvements
* Overseeing contractors and inspecting completed jobs using Safe Systems of Work
* Supervising grounds staff and nurturing behaviours
* Hiring contractors as needed to maintain, repair, or improve the property
* Providing training for building employees as needed
* Evaluating employee performance and providing direction, correction, or additional training to ensure proper maintenance of the building
* Scheduling contractors and employees to match the building functionality
* Resolving complaints, problems, and requests from building tenants through clear communication and occupier meetings
* Assisting with emergency response and evacuations
* Maintaining records of compliance through compliance software
* Inspecting the building frequently for signs of damage or wear
* Conducting H&S audits and risk assessments on contractors
* Acting as concierge for all visitors and providing local knowledge of surrounding areas
* Monitoring expenditure and completing service charge reconciliations

Working Arrangements

We embrace smarter working practices which offer our employees the opportunity to work their hours flexibly and remotely where their roles and business needs allow. In this role, the successful candidate would be required to work from Apex Plaza, Reading, RG1 1AZ, Monday to Friday, 08:30‑17:00.
