Business Development Manager (BDM) – Security & Facilities Management

Location: Southeast – Greater London & Kent

Salary: £40,000 – £55,000 (depending on experience) Commission: Uncapped Annual Target: £1.5 million new revenue

We need a true hunter — someone who thinks creatively, generates their own pipeline, closes deals confidently and focuses on profitability. If you rely on inbound leads, this role is not for you.

About Proactive

Proactive Facilities Management provide:

· Security Guarding

· Commercial cleaning

· Property maintenance

· Specialist cleaning

· Construction cleaning & services

· Facilities management contracts

We operate across England and are growing rapidly in Scotland and the Middle East.

The Role

This is a high-impact, results-driven sales position focused on:

· Lead generation

· Conversion

· Revenue growth

· Strategic account development

You will be based full-time in our Maidstone office, with regular travel to meet clients and win contracts. There is no hybrid or remote work in this role.

Key Responsibilities Lead Generation & Prospecting

· Cold call decision-makers daily

· Visit commercial sites and buildings

· Generate and manage your own pipeline

· Build relationships with property managers, FM managers, managing directors and developers

· Target high-value commercial clients

Sales & Closing

· Conduct site surveys and assessments

· Work with operations to prepare accurate proposals

· Follow up consistently and persistently

· Close one-off specialist cleaning projects

· Close recurring cleaning and FM contracts

· Negotiate pricing, terms and commercial agreements

Revenue Growth

· Personal target of £1.5 million in new revenue per year

· Upsell additional services within existing accounts

· Cross-sell Security, cleaning, maintenance and FM solutions

· Maximise contract values and margins

ROI & Performance

· Track cost per lead

· Monitor conversion rates

· Focus on profitable, high-quality contracts

· Avoid low-margin, non-viable work

· Work closely with leadership to continually improve win rates

Commission Structure (Uncapped)

· One-Off Jobs: 1.5% – 2% of contract value

· Recurring Contracts: 0.5% – 1% of annual contract value

· No commission cap

Earning Examples:

· £1,000,000 revenue at 1% blended = £10,000 commission

High performers who close larger contracts can earn significantly more.

What We’re Looking For

· 3+ years proven B2B sales experience

· History of achieving minimum £750k+ annual targets

· Experience in Security, cleaning, FM, construction or property services (preferred but not essential)

· Strong closer with a hunter mentality

· Resilient, driven and commercially intelligent

· Comfortable with cold outreach and rejection

· Must be within commuting distance

Working Structure

Location: Maidstone (office-based only) Schedule: Monday to Friday Hours: 9:00am – 5:00pm or as business requirements

This is not a work-from-home or hybrid role. We require energy, presence and consistent performance.
