Job Title: Senior Quantity Surveyor (Social Housing)
Salary: £55,000 - £65,000 + company car / fuel / benefits package
Location: Belfast, Northern Ireland
Overview: Lead all commercial, financial, and contractual aspects of multiple projects within the Building Maintenance department for a large construction company. Focus on maximizing profitability, ensuring legal and contractual compliance, and managing all commercial issues. Responsible for applications, valuations, payments, and aligning activities with company policies. Play a key role in guiding the commercial strategy and ensuring successful project delivery from a financial and contractual perspective.
Key Accountabilities:
1. Project Financial Management: Oversee budgets, forecasts, financial reports, cost control, and cash collection. Provide strategic insights to maximize profitability.
2. Contract Administration: Manage contracts, including negotiations and variations. Ensure contractual obligations are met and legal risks are minimized.
3. Procurement and Tendering: Supervise procurement, evaluate bids, and select subcontractors and suppliers to ensure value and strategy alignment.
4. Cost Valuation and Reporting: Conduct valuations, manage payments, and prepare final accounts. Ensure accurate financial reporting and risk identification.
5. Risk Management: Identify, assess, and mitigate financial and contractual risks to safeguard the company's interests.
The Ideal Person:
* Degree qualified or relevant qualifications
* Extensive experience as a Quantity Surveyor, with a proven track record in senior roles managing high-value projects
* Strong understanding of construction methods, materials, and industry practices
* Advanced proficiency in contract law, building regulations, and health & safety
* Excellent commercial, negotiation, and communication skills
* Experience in Social Housing or maintenance projects is preferred
* Good IT skills, time management, and ability to work under pressure
