Role details
General Overview: Equans are recruiting for a Multi-Skilled Technician - Mechanical, based at the Royal Blackburn Teaching Hospitals site, with possible infrequent coverage at Burnley General Hospital. The Technician will be responsible for the technical performance and maintenance of standards and provide guidance to others on site, showing technical expertise in mechanical systems. Ensure appropriate and compliant solutions and efficient customer service delivery. The Technician will have technical knowledge in more than one skill or technology area and will form part of the out of hours on call rota. Flexible working hours required. A full driving licence is required. Maintain a smart appearance and professional demeanour. Attend training courses funded by Equans as required. Train to become an Authorised Person/ Responsible Person in relevant disciplines.
Principle duties and responsibilities
1. The post holder will provide an effective and efficient maintenance repair service to a high quality on the full range of building fabric, electrical and mechanical engineering and electro medical services, plant and equipment to the above stated properties within their trade discipline and other disciplines within their capability, including maintenance of complex systems and the use of fine instrumentation and equipment. Examples include boilers, heating and DHW systems, decontamination equipment, air conditioning systems, building management systems, LV systems, switch rooms, fire, security, medical gas and other alarm systems, catering and laundry equipment, medical plant and equipment, lifts, heat exchangers and other hospital fixed plant and equipment.
2. Work in accordance with statutory requirements, guidance and codes of practice.
3. Carry out planned preventative maintenance inspections and commissioning tests in accordance with procedures and schedules.
4. Maintain systems and plant including steam and condensate, cold and DHW systems and distribution piping; preventative maintenance for legionella control; hydraulic, pneumatic and vacuum systems; piped medical gas and medical air; commercial/industrial laundry equipment; heating, ventilation and air conditioning systems. The team maintains these with a mechanical bias; engineers must be trained in at least three of the above areas.
5. Be knowledgeable in relation to all site engineering and building services where appropriate.
6. Refer to and understand all engineering/technical drawings and specifications. Interpret technical manuals, diagnose faults, assist in commissioning, and communicate knowledge to others.
7. Provide on-call support and liaise with emergency services if incidents occur; assist contractors, utility suppliers and other service providers outside normal hours; support the Trust Fire Team and Major Incident Team; advise the senior Equans management team on maintenance issues as required.
8. Carry out statutory testing in compliance with insurance requirements; complete all reports and test certificates as necessary.
9. Respond to and liaise with other Equans colleagues and Trust staff requesting assistance.
10. Be able to drive appropriate Trust vehicles for transporting personnel or equipment.
11. Work in hazardous areas, confined spaces and on contaminated equipment, following safety procedures and completing risk assessments and action plans for tasks.
12. Identify and prioritise own workload and participate in performance management information systems and paperwork.
13. Ensure the security of all plant, equipment and buildings under Equans FM Service.
14. Liaise with Technical/Shift Managers regarding plant or equipment failure and request supply of goods and/or services; maintain stock levels for spares and equipment.
15. Be fully conversant with Equans policies and procedures, including Fire Safety, Infection Control, Health & Safety at Work Act, COSHH, Manual Handling and safe systems of work.
16. Use and be competent in the use of relevant tools and equipment within safety guidelines required for the works.
17. Undertake inspections for pre-installations and investigate services required for new equipment; carry out minor installation improvements.
18. Notify the Technical/Shift Manager of any hospital safety issues and ensure accident forms are completed; cooperate with investigations as required.
19. Operate with a degree of autonomy and be capable of making decisions; communicate issues to the team and management as needed.
20. Notify the Technical/Shift Manager of any non-compliant staff, patients or visitors regarding hospital regulations.
21. Supervise, communicate with and develop Maintenance Assistants, and participate in induction and training of new starters and maintenance staff as part of a personal development programme.
22. Participate in the on-call service for plumbing and mechanical engineering services.
Training
1. The post holder shall participate in continual professional development and undertake training to learn new techniques across core trade areas.
2. Participate in all training required in line with the training matrix/programme.
3. Receive training in safe lifting techniques by a recognised lifting instructor; instructed in heavy lifting, scaffolding, ladders and high access equipment.
4. Be trained to at least competent person level in multi disciplines, including formal accredited training and appointment to duties.
Impact
The role will be vital to Equans, ensuring operations are legally and contractually compliant and that service delivery quality is maintained.
Complexity
We are looking for a driven individual to add expertise and dimension to the maintenance team at the Royal Blackburn Teaching Hospital. The role requires flexibility and good working relationships, with opportunities to progress within the company.
Qualifications or Required Experience
Essential:
* Must have completed a recognised and accredited apprenticeship
* ONC/C&G or equivalent in relevant engineering discipline
* Minimum 5 years' experience in a commercial/industrial environment providing building services maintenance
* Experience and understanding of large complex systems
* Experience with two or more of AHUs, Vent, FCU's, LTHW, L8, Pumps, Pipework, Valves and other mechanical systems
* Sound awareness of risk assessment and working safely with equipment
* Sound knowledge of Health & Safety
* Ability to measure, work to plans (method statements), read technical diagrams
* PPM & Reactive Work
Desirable:
* Use of a Building Management System (BMS)
* Pressure Systems/ Steam raising boiler plant
* HVAC
* Competent Person/ Authorised Person experience
* Healthcare experience would be an advantage. But further training and familiarisation will be offered for the right candidate.
