About the role
I am delighted to be working with an exceptional client to find a Chief Engineer for a brand new luxury residential development in a top London postcode. This is an exciting role and the opportunity to join the team as they complete construction phases, giving the incoming Chief Engineer absolute oversight of all the BMS, mechanical and electrical engineering systems and building fabric as they are commissioned and installed.
The Chief Engineer provides support to the leadership team to ensure effective onsite mechanical, electrical, and data systems engineering. You will oversee preventative and reactive maintenance management to ensure a stable and smooth building operation, contributing significantly to an exceptional resident experience. You will grow, coach, and support the maintenance team and offer both strategic and hands‑on leadership.
This is a very forward‑facing role that will require exceptional communication skills and a passion for service excellence. The property will be home to state‑of‑the‑art and luxurious amenities, including a gym, spa, pool, sauna, cinema, and other shared and communal spaces for residents to enjoy.
This role would be ideal for someone with experience in 5★ hotels or luxury living.
Main Responsibilities
* Work alongside the construction team and contractors to familiarise yourself with the building’s fabric and services, building plans and drawings. Witness commissioning of plant as needed.
* Build a comprehensive pack of O and Ms for all related plant and services.
* Witness commissioning of plant as needed.
* Set up PPM contract with third party for maintenance of the plant, monitor and ensure it is carried out at the highest level.
* Help implement the Building Safety Act and its required documentation, being a nominated Accountable Person. Ensure compliance with all building and fire regulations at all times.
* Check all apartment services are functioning correctly in collaboration with the Aftercare team. Be first line on faults ahead of call‑out contractors.
* Support residents with reasonable requests during their move‑in.
* Track and maintain PPM contractors’ costs and budget.
* Ensure all work is carried out efficiently and within the standards of the residences.
* Maintain accurate records, reports, and documentation in compliance with industry standards.
* Liaise and arrange outsourced subcontractor support, coordinating their attendance for system servicing, maintenance, and repair.
* Demonstrate and maintain high levels of customer service, maintaining good relationships with residents, other departments, and fellow technicians.
* Understand all the technical details for the plant and services related to the residences and the building.
Requirements / Qualifications
* Trade experience and relevant high‑end market experience of construction/repairs/maintenance with mechanical qualifications and training.
* C and G / NVQ Electrical installation 18th Edition qualified + extensive work experience.
* IOSH: Ideally NEBOSH.
* Ability to read and interpret technical MEP information, schematics, diagrams and drawings.
* Strong working knowledge of the main services in a large residential building or high‑end hotels, including boilers, CHP, chillers, air handling units, LVs, UKPN substation, GENT fire alarm.
* Responsibility for energy data collection and communications with energy suppliers.
* Experience with building management hardware and software.
* Be aware of, and comply with, safe working practices as laid down under the Health and Safety at Work Act 1974 and Company H and S Manual, including awareness of specific hazards at the workplace.
