Planning Manager – Residential Development Location: Cornwall Full-Time | Permanent Salary: £55-65,000 per annum Are you a driven and strategic Planning Manager looking to play a pivotal role in shaping residential communities across Cornwall and Devon? The Opportunity An exciting opportunity has arisen for an experienced Planning Manager to take ownership of the planning strategy across a diverse and growing land pipeline. From smaller developments of 30 homes to large-scale schemes, you’ll be central to securing viable planning permissions that unlock land value and contribute to the delivery of high-quality homes. Key Responsibilities * Lead and execute the planning strategy from site acquisition through to consent. * Oversee design development for planning drawings and documents. * Manage planning applications, appeals, pre-application discussions, and planning conditions. * Negotiate Section 106 agreements and engage with local planning authorities and stakeholders. * Provide planning input during land appraisals and acquisition processes. * Appoint and coordinate external planning and technical consultants. * Stay up to date with planning policy and advise internal teams accordingly. * Represent the company at public consultations, hearings, and planning committees. What You’ll Bring * Degree in Town Planning or related field; MRTPI qualified. * Strong track record of securing residential or mixed-use planning consents. * Experience in both public and private sectors is advantageous. * Working knowledge of SME or regional housebuilding is ideal. * Excellent stakeholder engagement, negotiation, and project management skills. * Commercial mindset with the ability to balance policy and business needs. * Confident communicator and team collaborator with good IT and presentation skills. * Full UK driving licence – travel across Cornwall & Devon is essential. Desirable (Not Essential) * Experience in land acquisition and site appraisal processes. * Knowledge of planning software or GIS tools. * Existing network within local planning and development circles. * Familiarity with the planning landscape of the South West.
