About the Role
:
1. You will be responsible for completing repairs and maintenance works within void social housing properties, ensuring homes are brought back to lettable standard safely, efficiently, and within agreed timescales.
2. Carry out day-to-day repairs and maintenance across void social housing properties
3. Replace and repair skirting boards, architraves, and internal door frames
4. Install and adjust kitchen units, worktops, and cupboard doors
5. Repair or replace internal doors, handles, locks, and hinges
6. Identify and repair minor plumbing issues including leaks, dripping taps, and blocked sinks
7. Carry out patch plastering and make good damaged walls and ceilings
8. Complete wall and floor tiling repairs, including grouting and sealing
9. Undertake painting and decorating to a professional finish as part of void refurbishment works
10. Ensure all work is completed to specification and quality standards before handover
11. Report any additional works or defects identified during inspections
12. Accurately record job details, materials used, and completion notes using handheld devices or job sheets
13. Maintain tools, equipment, and company vehicle in good working order
14. Manage workload efficiently to meet void turnaround targets and service level agreements
Key Criteria:
15. Proven experience in domestic repairs and maintenance across multiple trades (e.g. carpentry, plumbing, plastering, tiling, decorating)
16. Full UK driving licence
17. Ability to work independently and manage workload effectively
18. Strong fault-finding and problem-solving skills
19. Excellent customer service skills, with experience working in occupied homes
20. Good understanding of health and safety regulations and safe working practices
21. Ability to use handheld devices or job management systems to record work
22. Willingness to participate in out-of-hours emergency rota
