Job Description
The Senior Manager - Estates is tasked to oversee the planning, execution and delivery of all retail leasing, construction, maintenance and sustainability projects. This is a key senior role that is accountable for the full retail leasing, construction and maintenance project lifecycle from concept through to completion. Requiring a blend of technical knowledge, leasing & construction expertise and strong, collaborative management & leadership skills that will contribute to the overall growth and profitability of the organisation Responsibilities:
* Providing the senior executive team with real estate market knowledge and lease insights to support the acquisition of new locations and the profitable management of the existing leased estate by leading all negotiations with BAB agents, lawyers and landlords.
* Successful management of complete Projects from conception to completion, to specification and within agreed budget and timescale.
* Establish the scope of works, program of works and drive the progress throughout the duration of projects.
* Chair all required project meetings to ensure the performance and success of all attendees and also ensure information is correctly documented and distributed; this will include internal and external meetings (with Developers, Landlords, Scope of Works, etc.)
* Assess and manage through all legal implications related to construction and other as applicable to the project as well as manage all submissions of statutory approvals including Government, Landlord and Licensing, amongst others.
* Manage the Due Diligence/Site Investigation process, Design, and internal plan approval process.
* Act as the primary liaison between internal stakeholders and external vendors.
* Ownership of the Retail Stores Maintenance program and budget
* Ensure performance and required standards are maintained by Contractors, Direct Contractors, Suppliers, Consultants and all other third party service providers, and provide feedback to Senior Management.
* Ensure that project requirements align with corporate branding and operational goals.
* Develop strategic and collaborative relationships with key business partners
* Implement best practices, streamline processes, and address any operational challenges
* Ownership of all sustainability requirements including legislative compliance and internal strategy.
* Design, manage, lead and execute Adhoc projects as agreed with the Senior Managing Director to support other departments as required.
* Make site visits to existing store locations and new location opportunities to evaluate condition and viability of the retail scheme.
* Run financial returns for new location opportunities to determine profitability.
* Submit and present negotiated terms in Real Estate Committee to Sr Leadership for final approval of lease extensions and new store deals.
* Manage validation of key lease terms in Lucernex lease management software system with internal finance partners.
Required Qualifications:
* 3-5 years Project Management experience within retail leasing and retail construction / real estate management
* Proven track record of successfully delivering retail or commercial construction projects.
* Proficiency with legal elements of retail construction and the lease management process
* Excellent financial / P+L capability and conversant with Microsoft D365
* Basic Autodesk CAD skills a positive

Working Environment:
* Hybrid approach allowing a maximum of 2 days per week working from home with the remaining days working from the UK Corporate Office located in Slough or completing site visits.
* Extensive travel to potential, existing and construction sites in both the UK/Ireland. Occasional travel may be required to both the UK and Global Corporate offices as well as to 3rd party partner locations and offices as required.
