Job Description for Contracts Manager

The Contracts Manager role is a leadership and commercial management position, accountable and responsible for:

· The overall performance of projects from pre-start to completion.

· Delivering projects on programme and within agreed margin.

· Maintaining clear and accurate financial oversight at all times.

· Proactively identifying and managing variations, risks and delays.

· Leading and holding site teams accountable for quality and output.

· Ensuring clients are well managed, informed and confident.

· Upholding the standards and reputation of the IDH brand.

The role is based between the sites and Head Office.

Key Responsibilities

Project Delivery and Site Management

· Conduct weekly site visits with key stakeholders—including clients, site foremen, subcontractors, and external parties—to review progress, resolve issues, and provide leadership.

· Ensure all projects are delivered to a high standard, on time, and within budget.

· Proactively plan ahead using a rolling programme, anticipating resource needs, material requirements, workforce allocations, and approaching deadlines.

· Prepare, issue, and maintain work programmes to support accurate planning and delivery milestones.

· Review and fully understand all project documentation, including estimates, drawings, variations, specifications, and the Construction Pack.

· Complete material take-offs, order materials, and ensure timely supply to site, including early procurement of all special-order items.

· Allocate, brief, and support site foremen.

· Coordinate all stakeholders including subcontractors, architects, engineers, designers, surveyors, building control, and suppliers.

· Conduct additional site visits as required.

Client and Stakeholder Communication

· Communicate clearly and proactively, ensuring issues, risks, or delays are raised early and escalated appropriately.

· Respond to all communications promptly, ensuring time‑sensitive issues, client queries, and operational matters are addressed without delay to maintain project momentum.

· Hold a weekly client meeting and ensure all agreed actions are completed and communicated.

· Maintain strong and professional client relationships.

· Ensure all client selections are confirmed at the relevant project stages to allow ordering, compliance with supplier lead times, and guaranteed material availability on site in line with the programme of works.

Financial Control and Cost Management

· Protect project margins through strong financial oversight, variation management, and accurate forecasting.

· Ensure valuations are submitted on time and queries resolved promptly.

· Monitor costs to ensure financial targets are met.

· Verify subcontractor invoices reflect approved works.

· Manage labour costs and approve overtime where required.

· Capture, cost, and agree variations early.

Quality, Standards and Leadership

· Drive consistent application of the "IDH Way" across all projects.

· Maintain high-quality standards reflective of the IDH luxury brand.

· Lead the performance of site teams and address issues promptly.

· Promote excellence, accountability, and continuous improvement.

· Mentor and support site foremen.

· Support apprentices with on-site development.

· Assist with technical queries.

Operational and Compliance Responsibilities

· Manage snagging and completion lists to the highest standard.

· Ensure compliance with health & safety regulations and risk assessments.

· Maintain awareness of legislation and industry standards.

· Ensure all works meet drawings and specifications.

· Attend weekly site progress meetings and update programme boards.

Expectations

The following are minimum operating standards for the role:

· Conduct at least two site visits per week, including attendance at the weekly Foreman Meeting

· Ensure the standard client meeting form is fully completed each week and that all actions are followed through to completion.

· Submit valuations on time and respond to related queries within 48 hours

· Respond to communications within 24 hours, including but not limited to clients, Contract Administrators, and the IDH internal team

· Maintain control of project finances, proactively manage variations, and keep forecasting accurate

· Ensure consistent standards aligned with the IDH Way

· Address quality issues, delays or performance concerns promptly and professionally

Salary and Benefits

· This is a salaried position and whilst your main hours of work will mainly be 8am start and 5pm finish Monday to Friday, however, you will be required to work the hours as required to complete the tasks.

· Salary £50, up to £62,000 including bonus)

· 28 days annual leave (inclusive of bank holidays)

· Pension Scheme

· Fuel expenses to cover all company travel.

Person Specification

Essential Qualifications and Experience

· Proven experience as a Contracts Manager or similar role.

· Strong understanding of construction processes.

· Experience managing multiple projects.

· Ability to interpret drawings and technical documentation.

· Strong commercial skills.

· Experience leading teams.

· Strong understanding of health and safety.

· Full UK driving license.

Desirable Qualifications and Experience

· Construction-related qualification.

· SMSTS/CSCS or equivalent.

· Experience in luxury construction.

· Experience of softwares such as Sharepoint and Livecosts.
