Monday – Friday 0700 – 1500 hours
Salary: £13,299.00 plus Serco benefits.
Main Purpose
To carry out planned and reactive services to the estates systems on the site. To undertake minor improvement and minor capital works as directed by Estates management. The Maintenance Assistant (Higher Level) shift will be responsible for minor repair and routine maintenance work on identified plant and equipment.
Main Accountabilities
* Undertake planned preventative maintenance tasks in accordance with a computerised programme, recording actions and times taken (e.g. ward-based furniture such as beds, wet cell battery maintenance).
* Carry out tasks and duties associated with reactive maintenance of the site to the level of electrical isolation within competency.
* Work as part of a multi-skilled team providing an efficient estates service.
* Comply with all Health and Safety Regulations.
* Ensure requests and breakdowns are dealt with effectively and efficiently.
* Carry out all types of mechanical, electrical, building and/or grounds maintenance as requested and within competence levels.
* Undertake supervised routine maintenance and minor repair works that do not justify attention of a fully qualified professional.
* Undertake minor unsupervised repair work within trained skill set capabilities and as directed.
* Perform quarterly and annual maintenance routines to firefighting equipment.
* Perform routine monitoring of domestic hot and cold-water systems, recording distribution and return temperatures with understanding of current guidance parameters.
* Learn and appreciate skills of assistants in other trades as required.
* Use relevant hand tools and equipment and demonstrate basic knowledge of workshop safety practices.
* Perform other unskilled routine works, including labouring where needed.
* Perform routine monitoring of ventilation and air conditioning systems with emphasis on legionella prevention and filter integrity.
* Perform weekly safety and performance tests on bench top sterilizers.
* Produce emergency lighting reports from the Building Management System and implement corrective action as required.
* Complete routine monitoring of hydrotherapy pool plants, steam raising, chilled water and prepare chemicals for dosing plants while recording plant performance.
* Perform routine maintenance/inspection and testing of thermostatic mixing valves (TMV), replacing cartridges and strainer elements as required.
* Undertake routine performance monitoring of RO plants and general water treatment systems.
* Routine inspection and repairs to patient call and entertainment systems.
* Undertake training as required, specific to job role (e.g. Competent Person Appointment).

* Understanding the importance of the Performance Management System.
* Completing tasks within the PMS rectification time to avoid penalties.
* Working to challenging completion times.
* Required to work unsociable hours.
* Working around potentially vulnerable patients and/or members of the public.
* Work patterns are often disrupted; judgment is required to determine work priorities.
* Will be required to determine their own decisions and work unsupervised; lone working may occur.
* Delegated work is carried out efficiently and in accordance with instructions.
* Work is carried out in accordance with relevant health and safety legislation and safe systems of work.
* Department tools and personal equipment are maintained in good condition.
* All relevant records are maintained up to date and in accordance with department policies.
* The correct and careful use of all equipment used in day-to-day duties.
* Ensuring that the company’s Health, Safety and Environmental Policy is observed.
* Aware of how maintained equipment impacts the patient experience.
* Contribute to the department’s running efficiency by suggesting improvements to the service as appropriate.
* Contribute proactively to maintain a suitable working environment.
