Are you an experienced Property Manager with a passion for quality, service, and operational excellence?\n\nKenny Recruit are partnering with a rapidly expanding, premium student accommodation provider to find a standout Property Manager for their Liverpool portfolio. Currently managing over 2,000 high-end student bedrooms across three UK cities and growing at 50% annually, this is a prime opportunity to join a dynamic, entrepreneurial team reshaping student living.\n\nPay: £28,000.00 - £33,000.00 per annum (dependent on experience), plus performance bonus\n\nLocation: Liverpool (5 days in the office)\n\nWorking hours: 8:00am - 5.00pm\n\nYour Role:\n\nYou’ll take full ownership of a portfolio of approx. 250 HMO student properties in Liverpool.
This is a hands-on, strategic position at the heart of regional operations — ideal for someone who is organised, proactive, and passionate about delivering exceptional tenant experiences.\n\nKey Responsibilities:\n\n * Working alongside maintenance department to ensure properties are kept up to brand standard. Dealing with maintenance emergencies, required quoted works, planned maintenance.\n\n * Where necessary, organise external contractors. Making sure contractor payments align with company invoicing policy.\n\n * Managing a large portfolio of properties; quarterly maintenance inspections, dealing with tenant and guarantor queries, identifying asset improvements\n\n * Ensuring the on boarding of new properties from the development team is seamless.\n\n * Maintaining good tenant relations from move-in to move-out dates.
Working with Senior Management on customer satisfaction surveys and feedback.\n\n * Maintain 100% HMO compliance across the portfolio for the year, including instructing and managing compliance contractors, updating CRM system with relevant certification.\n\n * Proactively organising the summer handover of properties including cleaning tender, organising summer staff, inventories and check ins.\n\n * As the face of the business, you will have day-to-day responsibility for delivering good customer service with a target of striving for 5* customer reviews.\n\n * Proactively look to streamline maintenance reporting systems.\n\n * Monitoring of WhatsApp group out of hours, assisting with the monitoring of out of hours which is handled by a third-party contractor Prop Call, to assist them with any property specific queries/ nuances/ advise on call outs.\n\n * Out of hours lock outs – lock outs are currently attended to in house by the full Liverpool team – paid call outs.\n\n * Property and tenant administration; dealing with council tax, assisting the Operations team with utilities.\n\n * Work closely with the accounts team to advise on tenant payments\n\n * General office administration in relation to managing the properties, including managing key audits and other tasks.\n\nYou’ll Be:\n\n * An experienced Property Manager (ideally with HMO and/or student lettings experience)\n\n * A self-starter who thrives in fast-paced, evolving environments\n\n * Obsessed with quality, customer satisfaction, and efficiency\n\n * Eager to make an impact in a scaling national business\n\n * Able to drive and own a car\n\nWhy Join?\n\n * Be part of a mission-driven company redefining student accommodation\n\n * Help scale a trusted, high-growth brand with national ambitions\n\n * Join a supportive, high-performance culture where your ideas and efforts matter\n\nNext Steps…\n\nShortlisted candidates will obviously be contacted for this specific role and if you haven’t heard from us within a week, please assume you have been unsuccessful on this occasion.
