About The Role:
To be responsible for the efficient maintenance and repair of mainly AC systems, HVAC, L8, Mechanical and Electrical systems and associated equipment on site in line with current legislation. Play a key role, working with the Maintenance team, in the effective planning and completion of all assigned works.
The role requires a multi discipline approach, as there will be a requirement to work at heights on occasion, working within a commercial and public setting.
To liaise with M&E self-delivery team and subcontract partners to ensure that operational efficiency is maintained to a high standard.
To support other OCS staff to deliver continuous improvement in customer service to maintain the upkeep of the client’s property whilst ensuring safe working in accordance with Health and Safety procedures.
Key Responsibilities:
1. Carry out installation and servicing of AC units in various environments, including planning, inspecting, and repairing or maintaining as needed.
2. Conduct statutory inspections such as Emergency Lighting, Water Temperature checks, Fire Door inspections and repairs, Plumbing repairs, Lighting checks, and other reactive works.
3. Provide technical guidance to clients and support contract operations.
4. Support HVAC maintenance activities.
5. Assist in ongoing maintenance at key estate properties.
6. Monitor BMS controls, pressure vessels, pumps, humidifiers.
7. Perform basic janitorial duties like unblocking toilets and cleaning spills.
8. Weekly testing of alarm and security systems, ensuring compliance with Fire and Health & Safety legislation.
9. Liaise with helpdesk to ensure timely completion of tasks.
10. Attend out-of-hours events as required.
11. Maintain documentation to audit standards.
12. Proactively maintain site & equipment, establish sound maintenance practices, and resolve reactive issues.
13. Support contractor compliance and ensure safety standards with Risk Assessments and Method Statements.
14. Meet regulatory and statutory requirements, escalating issues promptly.
15. Achieve high customer satisfaction and maintain stakeholder contact.
Candidate Requirements:
* Right to work in the UK.
* C&G Level 2 qualification in 2079 (F-Gas & ODS regulations) & 6187 (Refrigeration & Air Conditioning).
* IT literacy (Word, Excel).
* Full UK driving license.
* Ability to work under pressure, diagnose faults, communicate effectively, and use CAFM systems and handheld PDAs.
