We have a fantastic new job opportunity for a Building Inspector / Building Control Officer / Surveyor with a strong background in building surveying or maintenance, along with the experience in preparing technical reports, specifications and schedules of work.
Working as a Building Inspector / Building Control Officer / Surveyor you will be required to support the delivery of a customer focused responsive repairs service in liaison with the Repairs Manager, across the companies housing stock, including the diagnosis of complex maintenance issues, including damp and mould, and attending site when required.
As a Building Inspector / Building Control Officer / Surveyor your responsibilities will include pre and post-inspections, investigating complaints, overseeing rectifications, and conducting Stock Condition Surveys (SCSs), Housing Health and Safety Rating System (HHSRS) surveys and Fire Risk Assessments (FRAs) in communal areas.

DUTIES
Your duties as a Building Inspector / Building Control Officer / Surveyor will include:
1. Carry out responsive repair maintenance inspections, including pre-inspection prior to ordering and prepare written defects sheets and general information. Prepare schedules, quantities, costs and resolve contractor performance issues
2. Carry out a minimum of 10% post-inspections, monitoring the quality and quantity of work claimed on completion
3. Assist in advising the Repairs Manager of any problems, difficulties or issues affecting the performance of a contract or contractor
4. Manage disrepair cases/projects assigned by the Repairs Manager
5. Investigate complaints and deal with requests for new works or rectification of faulty works
6. Record repairs and the generation of works orders
7. Inspect the housing stock, including leasehold flats to evaluate works required to specify materials, work content, trades and working practices involved
8. Carry out Stock Condition Surveys (SCSs) and Housing Health and Safety Rating System (HHSRS) surveys in addition to Fire Risk Assessments (FRAs) in communal areas
9. Assist in preparing and issuing Section 20 notices
10. Carry out technical inspections on current/future housing stock for occupational therapy aids and adaptation works
11. Administer approved property adaptations for customers with disabilities, including liaising with occupational therapists
CANDIDATE REQUIREMENTS
12. Relevant professional building qualification or relevant experience
13. Background in building surveying or maintenance
14. Previous use of Schedule of Rates to issue and control maintenance work
15. Experience of working with building and service contracts
16. Able to prepare technical reports, specifications and schedules of work
17. Knowledge of housing management
18. Current knowledge of health and safety legislation, including CDM regulations
19. Understanding of Stock Condition
20. Surveys (SCSs) and the Housing H&S Rating System (HHSRS) experience
21. Ability to develop and maintain effective relationships with internal and external stakeholders
22. Ability to prepare clear and concise reports and technical specifications
23. Ability to complete and review risk assessments
24. Customer focussed, externally and internally
25. IT literate – Microsoft Office software
