A1 Labour are currently seeking a Contracts Manager for our Building Contractor client based in South Woodford.
Construction (Refurb & New Build)
You will be responsible for managing multiple construction projects from start to finish. Your goal is to ensure projects are delivered on time, on budget, and to a high standard while protecting the companys contractual and legal interests. You will manage subcontractors, coordinate with the commercial team, and maintain excellent client relationships.
Key Responsibilities Project Planning & Monitoring
Agree project programmes with site teams and monitor progress.
Communicate updates and manage delays.
Identify and manage contract variations affecting schedule and budget.
Procurement & Supply Chain
Work with commercial team to plan procurement and place orders on time.
Help select subcontractors, ensuring their skills and workloads fit the project needs.
Financial Control
Track project costs and budgets alongside the commercial team.
Ensure valuations and invoices are accurate and paid promptly.
Manage contract variations and final account settlements.
Client Liaison
Attend site meetings and represent the company professionally.
Keep clients informed of progress, costs, and any changes.
Resolve client queries and disputes promptly.
Prepare handover documentation like O&M manuals.
Operations & Workforce
Ensure efficient site operations and workforce planning.
Support Site Managers with technical and operational advice.
Manage recruitment and compliance with legal requirements.
Maintain good relationships with subcontractors and review their performance.
Quality & Compliance
Monitor workmanship quality and minimize snagging issues.
Ensure all work complies with regulations and standards.
Liaise with authorities and resolve any site issues quickly.
Health & Safety
Oversee site safety practices to meet legal and company standards.
Identify training needs and coordinate staff training.
Reporting You will report to the Senior Contracts Manager or relevant business manager/director.
What Were Looking For Experience managing multiple refurb and new build projects.
Strong knowledge of construction contracts and budgets (£100k-£5m).
Excellent planning, communication, and negotiation skills.
Ability to work mainly in the office, with regular site visits.
Knowledge of health & safety and quality compliance.
Strong teamwork and leadership skills.
