Job Description
Location: Work from home with an expectation of regional travel. Preferred regions would be Wales south west, (Gloucester), area and the East Midlands, (Newark), area for team meetings, however, all regions will be considered.
Working Hours: 37 hours Monday - Friday. Occasional evening & weekend working.
The role of a Senior Building Surveyor provides technical expertise in the management of commercial and operational property to inspect, determine and prioritise actions as well as to identify and manage building works for delivery by framework contractors and to support all professional building surveying requirements within the Property Directorate. This will include advice in respect of maintenance planning, acquisitions, insurance, management of external consultants and management of commercial and operational tenancies.
The role is responsible for preparing budgets, to identify and manage projects, core, planned and reactive maintenance works and through the Trust’s frameworks to efficiently and safely deliver a programme of works and new strategies. The role will assist with ensuring that framework contracts deliver the agreed outcomes as determined by the Trust.

Skills, knowledge & experience:
Key accountabilities:
* Inspect, assess and prioritise building works to maintain the value and condition of the Trusts commercial and operational building stock.

* Ensure statutory compliance in respect of all directly managed commercial and operational property.
\t
* Support all professional building surveying requirements of the surveyors within the Property Directorate teams.
\t
* Provide advice in respect of maintenance planning, acquisitions, management of external consultants and management of commercial and operational tenancies, preparation and negotiation of schedules of dilapidation, assessment and monitoring of tenants' alterations, statutory compliance, measurement of buildings and preparation of insurance reinstatement cost assessments.

* Manage framework contractor to efficiently and safely deliver core works, planned and reactive maintenance works and projects.
\t
* Prepare budget plans and forecasts in connection with contract expenditure
\t
* Contribute technical advice during the feasibility, design, construction and commissioning phases for projects. This will include, TRUST Direct Services,
\t
* Framework Contractors and Volunteers.
\t
* Where required, act as Lead Designer / Designer for relevant works, being responsible for providing expert building analysis and advice in relation to determining solutions to the prioritised list of infrastructure risks and improvements. Including CDM appointments for both client and Design roles.
About you
* Chartered Building Surveyor or Chartered Builder (RICS or MCIOB) to provide necessary confidence for both Trust and external parties that advice provided is appropriate and competent.

* Demonstrate extensive experience of construction of buildings and building defect diagnosis across a variety of building types.
\t
* Experience of administering a range of construction contracts and in particular NEC contracts for maintenance works and project delivery.
\t
* Experience in a range of professional surveying services including but not limited to preparation of schedules of dilapidation and negotiation of same, measurement of buildings, preparation of insurance reinstatement cost assessment, preparation of maintenance plans
\t
* Knowledge of historic building defects and methods of repair.
\t
* Ability to apply professional thinking in relation to forming conclusions from legal/ statutory standards and records to support their resolution to problems, having a substantial knowledge of statutory legislation relating to buildings.

* Knowledge of statutory requirements for compliance and health and safety management
\t
* Valid driving licence to provide access to remote sites with necessary equipment
