Senior Quantity Surveyor

Office Hours

* Monday to Thursday: 7am to 4pm
* Friday: 6am to 1pm


About the Role

We are seeking an experienced, driven and detail-oriented Senior Quantity Surveyor to join our growing commercial team. This is a key leadership role requiring someone who can confidently manage financial and contractual aspects of multiple construction projects from pre-construction through to final account.

As a Senior Quantity Surveyor, you will take ownership of commercial performance across projects, provide expert guidance to junior team members, and work closely with construction and procurement teams to ensure cost-effective delivery. Your strategic input will directly influence profitability, risk management, and overall project success.


Key Responsibilities

* Tendering: Lead the preparation and submission of competitive tenders. Guide junior surveyors through the bid process, ensuring commercial viability and accuracy.
* Contract & Cost Management: Oversee project financials including budgets, cash flow forecasts, and cost plans throughout the project lifecycle.
* Supplier & Subcontractor Negotiation: Manage and negotiate material supply agreements and subcontractor packages to ensure best value.
* Change & Variation Control: Evaluate, negotiate, and manage variations, ensuring contractual entitlements are maintained.
* Valuation & Payment Applications: Take lead on monthly valuations, progress claims, and subcontractor payments, ensuring timely and accurate reporting.
* Project Reporting: Deliver high-level monthly cost and commercial reports to senior management with insights and risk assessments.
* Mentorship: Support and develop junior quantity surveyors and commercial staff, ensuring consistent application of best practices.
* Strategic Cost Advice: Provide feasibility studies, budget estimates, and value engineering input to support project planning and development.


Skills & Qualifications

* Degree or equivalent qualification in Quantity Surveying or a related discipline (minimum HNC/HND considered with extensive experience).
* A minimum of 5 years’ experience in quantity surveying roles, ideally with exposure to both main contracting and subcontracting environments.
* Strong understanding of construction contracts (e.g., JCT, NEC) and commercial management.
* Excellent negotiation, communication, and analytical skills.
* Proficient in Microsoft Office Suite and cost management software.
* Ability to manage multiple projects and stakeholders effectively.
* Full UK Driving Licence preferred (for site visits).
* Knowledge of carpentry or trade background is an asset.
* Experience in mentoring or managing junior staff.
* Familiarity with project planning software or estimating tools.


Duties

* Take responsibility for tender submissions and BoQ preparation with detailed cost breakdowns.
* Lead the evaluation of subcontractor and supplier tenders, advising on selection and negotiation.
* Provide accurate cost estimates and feasibility studies during early project stages.
* Deliver monthly commercial reports including forecasts, cash flows, and performance metrics.
* Identify and implement cost-saving strategies in collaboration with the delivery team.
* Work closely with the construction team and project stakeholders to maintain progress, budget, and quality expectations.
