Hays is recruiting for a Property Manager on behalf of a leading Canadian property management organization. This organization is one of the country’s largest private third‑party managers specializing in multi‑residential real estate.
Reporting to the Regional Director, the Property Manager will oversee the operations of a designated residential portfolio in Kingston, Ontario.
Key Responsibilities
1. Provide leadership, direction, and support to Residential Managers, maintenance teams, and administrative staff
2. Contribute to the development of annual operating budgets and manage performance against targets
3. Support contractor oversight and vendor management
4. Assist with property maintenance planning and administrative functions
5. Support client relationship management and reporting requirements
6. Attend client, tenant, and internal meetings during and outside regular business hours
7. Monitor and ensure timelypletion of maintenance work orders
8. Oversee rent collection and arrears management
9. Manage lease administration and act as a primary tenant liaison
10. Prepare documentation for LTB hearings, evictions, and related processes
11. Conduct in‑suite, vacant unit, and building/grounds inspections
12. Respond to after‑hours and weekend emergency calls as required
13. Ensure ongoingpliance with building codes and regulatory requirements
14. Address City Orders and Fire Department Notices within required timelines
15. Perform additional duties aligned with the scope of the Property Manager role
Requirements
16. Experience in residential property management, including administrative, maintenance, and customer service functions
17. Strong knowledge of relevant legislation, codes, and regulationserning residential property management
18. Solid understanding of building systems (HVAC, fire protection, mechanical, electrical)
19. Experience with the Landlord and Tenant Board (LTB)
20. Strong customer service orientation
21. Ability to manage and prioritize multiple service requests
22. Effective written and verbalmunication skills
23. Experience with Yardi or similar property management/financial software
24. Proficiency in MS Word, Excel, and Outlook
25. Experience in contract management and trade supervision
26. Strong analytical and problem‑solving abilities
27. Proven supervisory capabilities
28. Ability to meet deadlines in a fast‑paced environment
Salary range: $60,000 – $80,000,mensurate with experience.
