Role summary
We are seeking an experienced and results-driven Construction Project Manager to oversee diverse construction projects from inception to completion on a national scale. The ideal candidate will ensure projects are delivered on time, within budget, and to high quality standards, while complying with safety and regulatory requirements.
Key responsibilities
1. Project Oversight: Manage all project aspects from planning to completion, maintaining accurate documentation and reports.
2. Problem Solving: Address site issues proactively, providing feedback to operations and senior management.
3. Project Reporting: Prepare reports, schedules, and updates for stakeholders.
4. Business Case Justifications: Develop and present justifications aligning with business objectives.
5. Stakeholder Liaison: Collaborate with clients, stakeholders, and contractors to meet project expectations.
6. Condition Schedules: Conduct photographic schedules of condition as part of lease obligations.
7. Tender Preparation: Oversee and assist in preparing tender and preconstruction documents.
8. Regulatory Compliance: Ensure adherence to all relevant construction regulations and policies.
9. Contract Management: Monitor contract progress, ensuring timelines and budgets are met.
10. Multi-Project Management: Manage multiple projects simultaneously with team support.
11. Legislation Awareness: Stay updated on relevant legislation, regulations, and codes.
12. Cost Monitoring: Track construction costs against budgets, escalating risks as needed.
13. Contract Completion: Complete JCT (2016 Minor Works) Contracts and submit necessary documentation.
14. Planning Consent & Warrant Applications: Prepare and submit applications to local authorities and Scottish Warrant processes.
15. Technical Drawings: Create scaled drawings using AutoCAD LT and Magic Plan software.
16. Management Reporting: Provide information for monthly board reports.
17. Drone Operations: Obtain a pilot's license to operate drones for accurate scheduling and condition reports.
Essential criteria
* Minimum of 5 years’ experience in a similar commercial environment with a strong project management record.
* Relevant qualifications in Quantity Surveying, Construction Management, or related fields.
* Proven ability to manage multiple projects under pressure, ensuring timely delivery.
* Experience in producing detailed schedules, tender, and project stage programmes.
* Strong financial skills in budget control and cost management.
* Deep knowledge of fit-out processes, materials, and subcontractor management.
* Understanding of building regulations, health and safety standards, and construction processes.
* Excellent leadership, communication, and problem-solving skills.
* Exceptional organizational and prioritization skills.
* Proficiency in Microsoft Office, CAD, and Construction Management software.
* Ability to obtain high-level security and enhanced DBS clearances.
* A full UK driving license for site visits and project activities.
