About the Role
We’re looking for an experienced and motivated Repairs Manager to lead the delivery of our Reactive Repairs Service, ensuring our tenants receive a high‑quality, timely, and customer‑focused repairs service. You’ll be responsible for managing a team of directly employed trades staff alongside external contractors, setting clear performance expectations, and ensuring works are delivered safely, compliantly, and within budget. This is a key operational leadership role, contributing to service improvement and supporting the wider Repairs and Voids function.
Key Responsibilities
* Manage and lead the Reactive Repairs service, ensuring repairs are completed to a high standard and within agreed timescales.
* Directly manage multi‑disciplinary trade teams and oversee external contractors to deliver value for money.
* Set, monitor, and manage key performance indicators (KPIs) to drive productivity, quality, and customer satisfaction.
* Monitor and manage health & safety compliance, including risk assessments, safe systems of work, and COSHH documentation.
* Take proactive action to prevent accidents, incidents, and near misses.
* Support budget planning and monitor expenditure to ensure effective financial control.
* Deputise for the Deputy Head of Building Services (Repairs & Voids) when required and provide operational cover during absences.
* Contribute to continuous service improvement, tenant engagement, and organisational objectives.
About You
Essential
* Relevant professional qualification and/or significant experience managing a reactive repairs service within housing or a similar environment.
* In‑depth knowledge of housing maintenance, compliance requirements, and health & safety legislation.
* Experience managing multi‑trade teams, including performance management and KPI setting.
* Sound understanding of Fitness for Human Habitation and the Hazard (28 matters) regulations.
* Experience contributing to budget setting and managing expenditure.
* Competency in IT systems, including Microsoft Office 365 (Word and Excel).
* Strong leadership, communication, and problem‑solving skills.
Desirable
* SMSTS and/or IOSH qualification (or willingness to complete training).
* Experience managing external contracts and ensuring compliance and value for money.
* Ability to speak and write in Welsh.
