SW-007-InterimHead-191 Head of Repairs (Interim) £590 - £610 per day Working for a Housing Association Based West London Long term contract role (Expected minimum 6 months) Please note that this role is inside of IR35 Position good to knows ITS Property Maintenance are partnering with a leading housing provider seeking an experienced Head of Repairs to oversee the delivery of responsive, void, and complex repairs services across West London. This senior interim role carries end-to-end accountability for a £20–£24m annual budget, leading 150 operatives and staff and delivering 125,000 annual repairs. The successful candidate will ensure operational excellence, legal and regulatory compliance, and continuous improvement across all maintenance workstreams. Important good to knows * Provide strategic and operational leadership for responsive repairs, voids, legal disrepair, and damp & mould prevention programmes * Manage a multi-million-pound budget, ensuring financial control, commercial efficiency, and value-for-money outcomes * Mobilise, lead, and motivate a large multi-disciplinary workforce and contractor network across West London * Ensure full statutory compliance including LGSR, FRA remedial works, asbestos, legionella, and water hygiene * Drive service improvement through MI dashboards, data analytics, and resident feedback, embedding a high-performance culture * Develop and maintain clear KPI frameworks, performance dashboards, and reporting mechanisms to monitor productivity and customer satisfaction * Act as senior escalation point for complex or high-risk customer issues, disrepair cases, or complaints * Lead contractor performance management and procurement oversight, ensuring strong commercial governance and service delivery * Present performance updates, business cases, and compliance reports at Executive and Board level. * Promote best practice, learning, and continuous improvement across the Repairs & Maintenance function * Oversee effective out-of-hours operations and emergency response protocols Key elements of the role and your responsibilities * Proven senior leadership experience within social housing, property maintenance, or facilities management * Demonstrable record managing large-scale responsive repairs, disrepair, and damp & mould programmes * Strong commercial and financial management experience, with responsibility for budgets exceeding £10m * In-depth understanding of building safety compliance, legal disrepair frameworks, and damp & mould management * Skilled in analysing MI and performance data to drive measurable service improvement * Excellent communicator with experience reporting at Executive and Board level * Professionally qualified (e.g. CIH Level 5 / construction-related qualification) and IOSH / NEBOSH certified (or working towards) * IT-literate with experience of repair management and job-scheduling systems * Full UK driving license and access to own transport OR flexibility to travel across West London and surrounding areas by public transport Hours * 37 hours per week Next step to apply for this role: As a candidate ideally with similar experience, you will already know the technical specifications of this role, but following your application of interest, you will have the role explained in more detail ITS Property Maintenance are acting as an employment business for this vacancy To achieve the upper pay bracket you must show good experience of working on social housing repair contracts.
