Role Overview
The AST Property Manager will be responsible for the full management of an allocated residential portfolio, ensuring compliance, tenant satisfaction, and landlord retention. The successful candidate will demonstrate strong knowledge of UK lettings legislation, excellent communication skills, and the ability to manage multiple priorities efficiently.
Key Responsibilities

Manage a portfolio of residential AST properties from move-in to check-out
*
Act as the primary point of contact for landlords and tenants
*
Coordinate and oversee maintenance works and contractor management
*
Handle deposit negotiations and disputes in line with scheme guidelines
*
Ensure full compliance with current lettings legislation and safety regulations
*
Conduct property inspections and produce detailed reports
*
Manage tenancy renewals and rent reviews
*
Serve Section 8 and Section 21 notices where required
*
Liaise with accounts regarding rent arrears and payment tracking
*
Maintain accurate records using property management software
*
Deliver high levels of customer service to drive landlord retention
Required Skills & Experience
*
Minimum 2 years’ experience in AST Property Management
*
Strong knowledge of UK lettings legislation and compliance
*
Experience handling maintenance coordination and contractor liaison
*
Confident managing deposit disputes and tenancy renewals
*
Excellent written and verbal communication skills
*
Strong organisational and time management abilities
*
Ability to manage a high-volume portfolio
*
Proficient in property management systems (e.g., Alto, Reapit, MRI or similar)
*
Full UK driving licence (preferred)
Desirable
*
ARLA Propertymark qualification (or working towards)
*
Experience within an independent Estate Agency
*
Local knowledge of Woodford Green / East London property market
