Estate Agency Property Manager
Salary: £35,000 – £45,000 per annum (negotiable based on experience)
Location: Stoke-on-Trent (covering Staffordshire)
Engagement: Ad-hoc start with progression to full-time, permanent leadership

Optima Plus Recruitment is exclusively partnering with a private property owner to recruit an experienced and driven Estate Agency Property Manager. This is a rare and exciting opportunity to take full operational responsibility for a significant residential property portfolio, while leading the setup and daily management of a brand-new estate agency office in Stoke-on-Trent.
This role is ideal for a property professional with the knowledge, compliance expertise, and leadership capability to build and run a high-performing agency from the ground up.
Key Responsibilities:

Establish and manage the new estate agency office in Stoke-on-Trent

Oversee the full lettings and sales process for a large, established residential portfolio
*
Conduct compliant property valuations for both rental and sales listings
*
Source and acquire new properties, including via auctions
*
Manage the purchase ledger, operational finances, and supplier relationships
*
Ensure full legal compliance across all properties (EPCs, gas/electrical safety, tenancy law, AML, etc.)
*
Develop and implement operational systems, documentation, and workflows
*
Act as the primary point of contact for tenants, landlords, contractors, agents, and local authorities
*
Recruit and lead staff as the agency scales
*
Maintain high standards of professionalism, ethics, and legal practice
Requirements:
*
Proven experience in UK estate agency or property management
*
Strong working knowledge of lettings, sales, and residential property law
*
Experience managing or launching a property or estate agency operation
*
Confidence conducting valuations and managing end-to-end transactions
*
Familiarity with financial operations such as purchase ledgers
*
Ability to independently create and refine systems and procedures
*
Excellent leadership, communication, and relationship management skills
*
Full UK driving licence and access to a vehicle (preferred)
Desirable:

Experience managing a branch or high street office
*
Knowledge of CRM systems (e.g., Alto, Reapit)
*
Experience working with HMOs, LHA, or supported housing
*
Understanding of property acquisition through auctions
*
Ability to bring in business or industry contacts (advantageous)
Salary & Progression:
- Base salary circa £35,000 – £45,000, dependent on experience
- Higher salary offers available for candidates with a track record of revenue generation, property sourcing, or strong industry connections
- Bonus and commission schemes in place to reward performance and growth
