Asset Manager
An excellent opportunity has arisen for an experienced Asset Manager to join a well-established housing association within a busy and evolving Property Services function. This role plays a key part in overseeing asset performance, investment planning, and ensuring the long-term sustainability and compliance of a diverse residential portfolio.
The post holder will take ownership of asset data, planned investment programmes, and stock condition strategies, working closely with internal teams and external contractors to drive value for money, regulatory compliance, and high-quality homes for residents.
Key Responsibilities:
• Lead on asset management strategy, ensuring effective lifecycle planning across the housing stock
• Analyse stock condition data to inform planned investment and capital works programmes
• Develop and manage planned maintenance programmes including Decent Homes and compliance-led works
• Monitor contractor performance across planned works and asset investment contracts
• Produce asset performance reports, including KPI tracking, risk management, and forecasting backlog spend
• Support budget setting, cost planning, and value for money initiatives across asset investment programmes
• Work closely with Repairs, Property Services, and Finance teams to align operational and strategic objectives
• Ensure compliance with housing regulations, including health & safety, building safety, and statutory requirements
• Provide technical input into procurement, contractor selection, and project delivery
• Engage with stakeholders to support continuous improvement and enhanced customer outcomes
Ideal Candidate Profile:
• Proven experience in an Asset Management role within a housing association or social housing provider
• Strong understanding of planned investment, stock condition, and lifecycle costing
• Experience managing contractors and planned works programmes
• Good knowledge of housing compliance and regulatory frameworks (e.g. Decent Homes, H&S, Building Safety)
• Ability to analyse data and produce clear asset and investment reports
• Strong stakeholder engagement skills, able to work across technical and non-technical teams
• Knowledge of asset management systems (e.g. Keystone, Northgate, MRI, Civica) desirable
• Self-motivated, commercially aware, and able to manage competing priorities

Hours: 35 - 40 hours per week
Contract: Permanent
Salary: £50,000 - £65,000
