5 month contract role with a Local Authority
Job Summary:
• The Commercial Estates Surveyor will play a key role in the strategic management of a diverse commercial property portfolio within the Council’s Finance & Corporate Resources directorate.
• Responsible for a defined portfolio of approximately 150 properties, the post holder will focus on maximising income, reducing costs, and supporting wider corporate and community objectives.
• The role combines commercial asset management with public sector priorities, including sustainability and community engagement.
Key Duties/Accountabilities (Sample):
• Manage a portfolio of commercial properties, including lettings, lease renewals, rent reviews, and tenant negotiations.
• Lead on dispute resolution matters, including arbitration and court proceedings where required.
• Undertake property valuations in accordance with RICS Global Standards, including IFRS and leasehold enfranchisement.
• Identify and implement opportunities to maximise rental income and minimise voids and arrears.
• Market vacant properties and negotiate favourable commercial terms.
• Monitor and manage property-related budgets, service charges, and financial performance.
• Ensure all properties meet statutory compliance and Health & Safety requirements.
• Support delivery of sustainability initiatives, including Net Zero and energy strategy targets.
• Work collaboratively with regeneration and community teams to support Voluntary and Community Sector (VCS) tenants.
• Supervise and support junior staff, including Estates Technicians and Trainee Surveyors.
• Prepare and present detailed reports, valuations, and recommendations to senior stakeholders and elected members.
Skills/Experience:
• Membership of the Royal Institution of Chartered Surveyors (RICS), or working towards qualification (essential).
• Significant experience in commercial property or estates management.
• Strong knowledge of landlord and tenant legislation, property law, and case law.
• Experience handling rent reviews, lease renewals, service charges, and disputes.
• Proven ability to carry out property valuations to professional standards.
• Strong financial and numerical skills, including budget management.
• Excellent negotiation and stakeholder management skills.
• Ability to manage a varied workload and make sound commercial decisions.
• Experience within a local authority or public sector environment (desirable).
• Strong written and verbal communication skills, including report writing.
Additional Information:
• Bi-Weekly Payments.
• Location: Hackney, London (office-based/hybrid depending on service needs).
• Contract: Interim role until 30 September 2026.
• Start date: ASAP.
• Rate: £500 per day (Umbrella).
