Role: Commercial Manager
Duration: 13 weeks
Location: Birmingham/ Motherwell (1 day per week in HQ)

The End-of-Contract Commercial Manager is responsible for overseeing the commercial close-out of construction projects. This includes final account negotiations, risk mitigation, contract compliance, and ensuring all financial and legal obligations are fulfilled before project handover.
Contract Close-Out & Final Accounts
* Lead the preparation, submission, and agreement of final accounts.
* Ensure all contractual obligations are met and documented.
* Resolve outstanding commercial issues with clients, subcontractors, and suppliers.
Risk & Compliance Management
* Identify and mitigate commercial risks during project close-out.
* Ensure compliance with insurance, bond, and warranty requirements.
* Maintain commercial confidentiality and adhere to company policies.
Financial Oversight
* Monitor retention monies and ensure timely application for release.
* Review and approve final valuations and payment certificates.
* Ensure accurate and timely cost reporting and reconciliation.
Team Leadership & Coordination
* Support and guide Quantity Surveyors and junior commercial staff.
* Ensure adherence to commercial procedures and templates.
* Liaise with internal departments (Finance, Legal, Operations) for smooth project closure.
Client & Stakeholder Engagement
* Maintain professional relationships with clients and supply chain partners.
* Negotiate final settlements and contractual terms.
* Represent the company in a non-adversarial and professional manner.
Essential Experience:
1. Experience in managing a team of QS’s
2. NEC accredited or 3+ years of experience working on NEC
Experience in utilities essential, with Telecoms experience particularly desirable – Water, utilities (Not roads and highways)
1. Degree in a relevant field (e.g. Finance, Quantity Surveying)
2. RICS and / CIOB preferred but not essential
