Head of Operations – 40 Leadenhall MRG are working exclusively with JLL on the appointment of a Head of Operations for 40 Leadenhall, a 900,000 sq ft next-generation workplace in the heart of the City of London, widely known as “Gotham City.” The building is now fully operational with high-profile occupiers, and a best-in-class amenity offer, and we’re seeking a leader to keep performance exceptional day-in, day-out. The role You’ll own day-to-day service delivery across the whole building, ensuring seamless operations, delighted occupiers, and consistently safe, compliant and efficient running of the building and its amenities (including the wellness suite, auditorium and screening room, front-of-house and logistics). You’ll set the tone on service culture, supplier performance and continual improvement in a premium, high-expectation environment. Key accountabilities Lead multi-disciplinary on-site teams and partner suppliers (Security, Cleaning, Front-of-House/Reception, Logistics), driving SLA/KPI delivery and a visible, hospitality-led service culture. Be the principal point of contact for occupiers: onboarding/inductions, relationship management, issue resolution and satisfaction/NPS. Safeguard compliance and risk management (H&S, statutory, insurance, emergency preparedness and incident response) in line with JLL standards. Own budgets and financial stewardship: annual service charge planning, forecasting, procurement and non-recoverable spend control. Optimise building systems and performance: energy/water/waste efficiency, data-led monitoring, and continuous improvement initiatives aligned to targeted ratings (e.g., BREEAM Excellent, WELL, WiredScore/SmartScore, NABERS). Curate and operate shared amenities and place-making: auditorium and screening room programming, wellness facilities, and retail interfaces to enhance the daily experience. About you Senior operations/facilities leader from premium commercial building Confident occupier-facing operator with excellent stakeholder skills and a proactive, solutions mindset. Strong technical/compliance grounding with first-class H&S and risk management. Financially astute (service charge, procurement, contracts) with laser-sharp attention to detail. Data-literate and improvement-oriented — comfortable using building/SMART data to raise performance and sustainability outcomes.
