We're working with a leading strategic land promoter and master developer looking to appoint a Senior Planning Manager to take a pivotal role in delivering large, complex residential-led projects across the UK.
This business specialises in promoting and delivering major urban extensions and mixed-use schemes, often in partnership with consortium members, landowner groups and JV partners. Planning is central to their model — and this role sits at the heart of project delivery.
The Role
Reporting to the Group Planning Director, you will lead the planning strategy and project coordination of significant residential-led developments — typically large-scale, multi-phase schemes requiring careful stakeholder management and long-term vision.

overseeing outline consents and guiding schemes through the promotion and delivery phases.
Key responsibilities include:
* Leading planning strategy on large, complex residential-led and mixed-use schemes
* Managing projects through Local Plan promotion, outline consent and reserved matters stages
* Overseeing outline planning applications on multi-phase developments
* Acting as project lead across consultant teams (planning, technical, environmental, masterplanning, viability)
* Working closely with consortium partners, JV partners and landowners to align strategy and delivery
* Coordinating inputs across technical disciplines to ensure programmes and commercial objectives are met
* Representing the business at hearings, examinations and planning committees
* Supporting land acquisition and strategic land appraisals
About You
We're seeking an experienced planning professional who understands the dynamics of strategic land and major development delivery.
* MRTPI qualified
* Strong experience within a strategic land promoter, master developer or major housebuilder
* Proven track record on large, complex residential-led projects
* Experience overseeing outline consents on multi-phase schemes
* Comfortable working with consortium arrangements and joint venture partners
* Strong project management and development management skills
* Commercially astute with the ability to balance planning, programme and delivery considerations
* Confident communicator, capable of engaging with local authorities, stakeholders and partners
