Maintenance Manager
Field Based role working on sites across the South East area including parts of Kent, Essex and London.
Salary: £53,622 per annum & company car.
Contract: Permanent – Full Time. Hours: Monday to Friday 9:00 a.m. to 5:30 p.m. (flexible approach required to suit position).
Responsibilities
* Ensure that the external and internal building and grounds are maintained to a safe and acceptable standard of repair, carrying out any works with the minimum disturbance to occupants and visitors.
* Ensure that all maintenance and repair tasks within the care homes are completed to a high standard, in a timely manner and offer value for money.
* Contribute to the expenditure of the annual care homes maintenance budget.
* Ensure that all health and safety and compliance checks are carried out as per the timescales directed by Bupa Standard Operating Procedures and Bupa compliance management tools and software.
* Ensure safety and cleanliness within the care homes and grounds is to the satisfaction of Environmental Health, local Fire Authority requirements and Health and Safety regulations.
* Undertake quarterly Maintenance Audit and report/act on issues relating to building fabric condition, infection control, and Environmental Health Officer issues.
* Line manage our care home‑based Maintenance Operatives/Gardeners across the allocated portfolio, including conducting inductions, 1-2-1 meetings, training and managing each home’s maintenance budget in line with Bupa Policy.
* Cover annual leave, sickness, or vacancies in the allocated portfolio and conduct monthly meetings with the maintenance and gardeners.
* Liaise with Home Manager and Regional Directors to resolve day‑to‑day issues.
* Ensure that all health and safety and compliance checks are carried to deadlines, and all policies and guidelines are adhered to at all times.
* Be available for out-of-hours support and weekend assistance during emergencies, as the role may require additional hours.
Key Skills / Qualifications
* Full driving licence.
* Building/electrical/plumbing qualification or minimum of 5 years’ experience in a property maintenance or general repairs role.
* Current blue CSCS card for a ‘skilled worker’ or current gold CSCS card for a ‘supervisor’ (beneficial).
* Previous experience of remotely managing a team; experience managing consultants, contractors and contracted suppliers preferred.
* Experience in managing Health and Safety matters relating to construction and general maintenance (permit to work, risk assessments and method statements).
* Friendly and approachable with a good understanding of building services including heating, hot and cold‑water distribution, ventilation, electrical distribution, and plumbing.
* Knowledge of statutory requirements and compliance and ability to maintain high standards.
* Flexibility to work to meet demands and supportive of the wider team.
