Position Summary
We’re looking for an experienced Development Manager to oversee the smooth operation of a high end residential development based in Watford. In this role you will be responsible for ensuring a high-quality living environment for residents while maintaining the property to the highest standards.
* Location: Watford
* Salary: £65,000-£70,000
* Hours: Monday to Friday, 8am-5pm
Previous experience in a large high end residential development is essential for this role.
Role Overview
As the Development Manager, you will take full responsibility for both developments, including but not limited to:
* Delivering outstanding customer service to residents and visitors.
* Managing and supporting site-based staff.
* Overseeing planned and reactive maintenance, including contractor management.
* Ensuring communal areas are impeccably maintained and presented.
What You’ll Do
* Building Management
o Conduct regular inspections of communal areas, ensuring cleanliness, functionality, and safety.
o Manage contractors, approve and assess maintenance work, and ensure compliance with safety protocols.
o Coordinate planned maintenance, ensuring timely execution to required standards.
o Manage stock levels for day-to-day items and facilitate meter readings for communal utilities.
o Oversee or conduct system tests, including emergency lighting, fire alarms, and lift emergency lines.
o Monitor parking compliance and address related issues.
o Provide input for budgets, residents’ meetings, and communication with directors.
* Maintenance & Repairs
o Arrange and follow up on reactive and planned maintenance.
o Oversee the carrying out of minor repairs such as replacing bulbs, adjusting doors, and other small tasks.
o Coordinate and follow up on emergency repairs.
* Resident Services
o Manage front-of-house services, including parcel and key handling.
o Ensure the on site staff are well adept in welcoming new residents, introducing house rules, and that they provide a visible on-site presence.
* Team Management
o Lead, mentor, and support on-site staff, ensuring they have the tools and training to excel.
o Manage staff rotas, holidays, and appraisals to maximise team efficiency.
o Enforce policies and procedures, ensuring consistency and compliance.
What You’ll Bring
* Experience
o Proven experience managing prestigious residential developments is essential.
o Strong leadership skills, with experience mentoring and developing teams.
o Contractor management expertise, including assessing and approving works.
o Financial management experience (essential).
* Qualifications
o Either be working towards or hold an IWFM, TPI or other equivalent property/facilities management based qualification.
* Skills
o Exceptional time management and task prioritisation.
o Outstanding communication skills, both written and verbal.
o Proficient in Microsoft Office (Excel, Word, Outlook).

* Final Stage: Introduction to the client
