Property Compliance Manager

We're looking for a passionate and authoritative Property Compliance Manager to lead and champion asset safety across the AWC estate, including stations, offices, and leased properties. This is a high-profile role where you'll be the organisation's fire safety and compliance expert – shaping strategy, setting standards, and ensuring full compliance with legislation and best practice. Your work will directly safeguard our people, passengers, and infrastructure.
What You'll Be Doing
* Lead all fire safety arrangements, including oversight of fire risk assessments.
* Own and develop the Fire Safety Management System, keeping procedures robust, current, and fully aligned with legislation and industry best practice.
* Chair Fire Safety Steering Groups, driving action, accountability, and continuous improvement.
* Provide expert technical fire safety advice to projects, colleagues, and operational teams – from early design through to handover.
* Act as an authorised signatory for fire design reviews and Landlord Consent Applications.
* Support incident investigations, asset failures, and fire-related safety events, producing clear, professional reports and recommendations.
* Collaborate closely with Network Rail and key stakeholders to ensure repairs, renewals, and interface works maintain the highest fire safety standards.
Wider Compliance Responsibilities
* Manage the statutory EICR 5-year electrical safety programme, ensuring full legal compliance.
* Conduct M&E compliance audits, identifying risks, driving remedial actions, and closing out findings.
* Maintain and audit the Water Safety Policy, mitigating legionella and water-hygiene risks.
* Contribute to environmental and sustainability objectives, ensuring safety and compliance align with long-term strategy.
About You
* Strong, demonstrable expertise in fire safety legislation, statutory compliance and risk assessment.
* Proven experience managing fire and compliance programmes across complex estates.
* Excellent stakeholder management skills, with the confidence to challenge, influence, and advise at all levels.
* Able to interpret legislation and translate it into practical, effective solutions.
* Proactive, detail-driven, and committed to continuous improvement and best practice.
