Cobalt is partnering with a long-established property organisation to recruit a Senior Residential Property Manager to oversee a prime central London residential portfolio.
This role sits within a specialist residential team responsible for managing high-quality homes across some of London’s most recognised neighbourhoods. The Senior Residential Property Manager will play a key role in ensuring properties are maintained to a high standard while supporting a significant programme of portfolio improvement.

The role
The Senior Residential Property Manager will oversee the property management of a prime residential portfolio while ensuring repairs, maintenance and compliance activities are delivered to a high standard.
* Managing the performance of repairs and maintenance service partners to ensure value for money and quality delivery.
* Owning the repairs and maintenance budget across the residential portfolio.
* Overseeing reactive and planned works to ensure projects are delivered on time and within budget.
* Reviewing and authorising contractor quotes and managing purchase order approvals.
* Supporting the improvement of move-in processes to enhance tenant experience.
* Ensuring all residential assets remain fully compliant with statutory obligations.
* Maintaining accurate asset data across CAFM and property management systems.
* Resolving supplier performance issues where required.
* Acting as line manager for a Residential Property Manager and apprentice.
* Supporting portfolio improvements linked to a significant residential upgrade programme.
Skills and requirements
The successful Senior Residential Property Manager will bring strong residential property management experience and the ability to manage contractors and budgets effectively.
* Experience managing residential portfolios within the prime central London market.
* Working knowledge of residential property or facilities management and supplier contract management.
* Strong analytical and reporting capability with high attention to detail.
* Strong customer service skills with the ability to build lasting relationships.
* Strong negotiation skills when managing suppliers or tenant matters.
* Ability to manage a high volume of activity in an organised manner.
* Commercial awareness and the ability to achieve value from supplier contracts.
* Working knowledge of budgeting and P&L management.
* Proficiency in Microsoft Office and facilities management systems.
