Senior Estates Surveyor – Wrexham
Salary: £63,200 per annum with up to 15% annual bonus and healthcare cover. Closing date: 30 June 2026.
Overview
The Senior Estates Surveyor will join the General Services UK Estates team to manage a mixed portfolio of heritable and leasehold property interests on behalf of ScottishPower’s business segments. The role liaises directly with senior managers, stakeholders and external third parties, delivering professional property advice, supporting compliance with policies and statutory requirements, and contributing to the continuous improvement of the Estates function.
Responsibilities
- Contribute to the Estates Operating Plan and deliver objectives, supporting line managers in implementation, compliance, and interpretation of all Estates policies.
- Provide professional property advice to stakeholders at all levels throughout the Group, ensuring compliance with company policy and statutory requirements.
- Provide daily support and property guidance to Estates and Land Officers, Engineers and external consultants on all property and land rights issues.
- Prepare formal authorities and business cases for approval of SP Businesses.
- Negotiate compensation claims in compliance with statute and case law, avoiding industry precedents.
- Handle Landlord and Tenant negotiations, including rent reviews and lease renewals.
- Manage contractual lease obligations of ScottishPower tenants.
- Manage commercial rents and associated outgoings in line with external market comparables.
- Oversee the leased property portfolio, including complex Landlord and Tenant issues.
- Maximise the efficient and profitable use of the Property portfolio, including accommodation usage optimisation and asset sweating opportunities.
- Create and implement exit strategies for the vacation of premises to ensure smooth migration.
- Acquire land, property and associated rights by purchase or lease.
- Project and Estate management, including professional support for multi‑million pound permission projects.
- Deal with major projects requiring senior surveyor competencies and collaborate with experienced Chartered Surveyors and Lawyers.
Qualifications
- Diploma/Degree qualified in Land Economics/Estates Management or a relevant discipline.
- Extensive experience in Acquisition/Disposals and management of a high‑value, complex property portfolio.
- Member of the Royal Institution of Chartered Surveyors.
- Good working knowledge of Property Management Information Systems.
- Considerable project‑management experience dealing with major property projects.
