Job Title: Land & New Homes Manager
Hours: Monday to Friday
Salary & Package: £34,000 basic + 10% commission (OTE £60,000-£65,000 in Year 1)
About Our Client - Land & New Homes
Our client is recognised locally as a leading expert in land and development. Their Land & New Homes department works with landowners, developers and buyers across Hertfordshire, Essex and North London, handling greenfield, brownfield and strategic land at various stages, from initial enquiries, planning and disposal through to marketing new homes.
They combine local insight with national connections, offering land valuation, planning advice, community consultation and strategic marketing of new developments.
Role Purpose
As the Land & New Homes Manager, you will be at the heart of driving growth in the development pipeline, securing land opportunities, managing relationships with landowners and developers, and launching new‑build projects. You'll act as both strategist and implementer, ensuring projects progress from concept through to sales in alignment with company goals.
Key Responsibilities
* Land Acquisition & Strategy
* Source and assess land opportunities (greenfield, brownfield, strategic)
* Build and maintain relationships with landowners, agents, developers and councils
* Lead negotiations and option agreements for land acquisition
* Work alongside planning, design and council teams to navigate approvals
* Provide guidance and support to landowners through planning processes
* Manage community and stakeholder consultations when needed
* New Homes Launch & Sales Strategy
* Oversee the marketing and launch of new developments
* Create sales packages, plot strategies, pricing models and incentives
* Coordinate sales campaigns with the sales team
* Maintain and update a development pipeline and forecast
* Monitor project timelines, budgets and key milestones
* Report progress to senior leadership
* Team & Stakeholder Communication
* Liaise with internal teams (sales, valuation, mortgage, marketing)
* Present proposals to leadership, investors or planning committees
* Mentor or lead junior staff or assistant roles within the team
Skills & Experience Required
* Proven experience in land acquisition, new homes development or equivalent role
* Strong negotiation, commercial and financial acumen
* Knowledge of planning processes, local authorities and viability assessment
* Excellent stakeholder and relationship management skills
* Ability to manage multiple projects, meet deadlines and work proactively
* Digital literacy: CRM, mapping tools and project management software
* Passion for property, growth mindset and self-motivation
