PURPOSE OF THE JOB
To ensure all environmental conditions are maintained at all times with regard to critical building systems. To carry out Planned Preventative Maintenance (PPM), reactive and breakdown works to all mechanical and electrical systems within the site. Engineers must demonstrate relevant knowledge of UPS, Generators, HV, PDU’s, HVAC Systems, Crac units or equivalent, including fault finding using graphical information and current alarm data.
KEY RESPONSIBILITIES
1. Ensure that Planned Preventative Maintenance & Reactive maintenance is carried out to all client assets through operation of Planned Preventative Maintenance System, and proactively identify areas for improvement. Reactive calls include concessionary stores and fabric-related items.
2. Maintain accurate records related to Health & Safety, Building Compliance, and Quality Assurance.
3. Supervise sub-contractors to ensure contract requirements are met. Administer work approvals and safe operation during on-site repairs or services.
4. Operate a Permit to Work System in accordance with CBRE Quality, Health & Safety procedures and client requirements.
5. Quickly remedy plant faults and defects to keep plant operational.
6. Ensure availability of suitable spares for maintenance and reactive works, providing parts lists and estimated timelines.
7. Monitor building environmental conditions using the BMS System to maintain acceptable internal conditions.
8. Complete all relevant paperwork for PPM, reactive, and breakdown works promptly and pass to the contract administrator.
9. Prepare, review, and utilize Method Statements and Risk Assessments for all tasks to ensure safety.
10. Develop and maintain good client relationships.
11. Provide a Safe and Healthy working environment, including wearing uniform and PPE at all times.
12. Present a professional image of CBRE to clients and visitors.
13. Complete assigned tasks appropriately and undertake other tasks as requested by local management.
14. Ensure awareness and compliance with contractual KPIs/SLA’s.
15. Keep the Computer-Based Maintenance system (e.g., SAP, Concept) updated and close out tickets with accurate data.
16. Maintain up-to-date shift logs.
17. Ensure plant rooms are locked and tidy at all times.
18. Arrange and provide holiday and sickness cover at short notice, working flexibly as needed.
19. Remain on site until relieved or as agreed with management.
20. Undertake lone working when required, after passing training.
21. Complete tasks with appropriate H&S awareness and implementation.
ACCOUNTABILITIES
Accountable to Shift Team Leader and the accounts management team. No directly reporting staff.
PERSON SPECIFICATION
Education: Basic education with proficiency in written and spoken English and basic Mathematics.
Training: Formal training in Mechanical/Electrical/Refrigeration Building Services maintenance at apprentice level. Recognized Health and Safety qualification such as IOSH. Basic skills in Building Management Systems are advantageous.
Experience (Essential): Maintaining tight humidity & temperature-controlled environments. Maintaining mechanical and electrical equipment to defined criteria. Knowledge of building services systems and maintenance schedules.
Experience (Desirable): Working in a scientific environment. General building works, diagnostics, and repair procedures.
Aptitudes: Good communication skills, customer service orientation, calm under pressure, decision-making ability, physical fitness for heights and vertical access, team player.
