We are currently looking for an experienced Contracts Manager to lead our technical delivery team. The role involves delivering commercial management of our assets and estates, developing strategies to increase their value, and ensuring they remain fit for purpose.

The Contracts Manager will provide leadership to the technical delivery team and contractors, ensuring excellent service delivery, estate maintenance, asset condition, and investment management. This role oversees planned investment works, contract management, and ensures the timely, budget-conscious delivery of decent homes works with high customer satisfaction.

Responsibilities include managing day-to-day contractor and supplier communications, conducting health and safety inspections, maintaining compliance with legislation, and managing investment budgets of approximately £7m. The role requires meticulous record-keeping of contract data and documentation, including Gas/Electrical Certification, and adherence to relevant regulations.

You will have several direct reports, including Contracts Surveyor, Clerk of Works, Tenant Liaison Officer, Contracts Co-Ordinator, and Business Support Assistant.

The ideal candidate will have detailed knowledge of Building Regulations, Health and Safety legislation, and experience leading multidisciplinary teams within asset management. Knowledge of Decent Homes, HCA Homes Standard, CDM, and Asbestos regulations is essential. You should be accustomed to liaising with contractors, managing large projects and budgets.

Educational requirements include a degree, OND/HND in Building Maintenance/Construction, BOHS P405 Managing Asbestos in Buildings, and NEBOSH National Certificate in Construction Health and Safety.

A valid driving license and access to a vehicle for work purposes are essential due to the role's nature.
