Overview
A well-regarded and established law firm based in Warrington is seeking an experienced Residential Conveyancing Fee Earner to join its busy and growing property team. This is an excellent opportunity for a confident fee earner who is comfortable running their own caseload and is looking to join a supportive firm that offers flexibility, autonomy, and long-term career development.
The role will suit someone with solid residential conveyancing experience who can manage transactions from instruction through to post-completion while delivering a high standard of client care.
Key Responsibilities
* Managing a full caseload of residential conveyancing matters from instruction through to completion and post-completion
* Handling a range of transactions including freehold and leasehold sales and purchases, remortgages, and transfers of equity
* Drafting and reviewing legal documentation including contracts, transfer deeds (TR1), reports on title, mortgage reports, and completion statements
* Raising and responding to enquiries, reviewing title documents, searches, and contract packs
* Liaising with clients, estate agents, lenders, mortgage brokers, and other solicitors to ensure smooth progression of matters
* Managing exchange and completion processes, including requesting mortgage funds and coordinating completions
* Conducting AML and CDD checks in line with regulatory requirements
* Submitting Land Registry applications and dealing with post-completion requirements and requisitions
* Maintaining accurate and compliant files in line with SRA and firm procedures
* Providing clear, professional, and timely updates to clients throughout the transaction
Requirements
* Proven experience as a Residential Conveyancing Fee Earner (essential)
* Ability to manage a caseload independently with minimal supervision
* Strong knowledge of the residential conveyancing process from instruction to post-completion
* Excellent drafting and organisational skills
* Confident communicator with a client-focused approach
* Experience with case management systems and lender portals
* Legal qualifications (CILEX, LPC, SQE, or equivalent) are advantageous but not essential
