Project Overview
Delivery of a modular‑built school extension integrated with an existing, operational school environment. The project includes managing modular unit installation, connection works, internal/external finishes, and ensuring all site activities comply with health & safety requirements for educational settings.
Key Responsibilities
Planning & Coordination
* Lead all onsite activities for the modular school extension from setup through to handover.
* Manage installation and connection of modular units, including cranage operations, M&E hook‑ups, and finishes.
* Coordinate with modular manufacturers, ensuring modules arrive on schedule and are installed correctly.
* Develop and maintain site programmes, identifying any risks or delays and implementing mitigation plans.
Health, Safety & Environment
* Enforce strict adherence to health and safety legislation, including safeguarding protocols for working on an active school site.
* Conduct daily and weekly site inspections, toolbox talks, and risk assessments.
* Implement traffic management and site security plans to separate construction activity from pupils and staff.
* Ensure all site operatives have appropriate inductions, DBS checks, and PPE.
Quality & Compliance
* Oversee works to ensure compliance with drawings, specifications, and building regulations.
* Manage snagging, testing, and commissioning phases of modular and traditional works.
* Maintain quality assurance documentation and ensure high workmanship standards throughout.
Stakeholder Liaison
* Act as the main onsite point of contact for the client, headteacher, local authority, and project manager.
* Schedule works around school hours and activities to minimise disruption.
* Attend progress meetings and issue regular reports on programme, health & safety, and quality.
Resource & Subcontractor Management
* Supervise and coordinate subcontractors and trades.
* Manage materials, deliveries, and logistics to ensure efficient use of resources and site space.
* Ensure all subcontractor works are carried out in accordance with contract documents, safety procedures, and quality standards.
Documentation & Reporting
* Maintain accurate site records including daily diaries, progress reports, timesheets, safety audits, and delivery logs.
* Report any incidents, variations, or delays to the Project Manager promptly.
* Contribute to project handover documentation, including as‑built drawings, O&M manuals, and warranties.
Qualifications & Skills:
Essential:
* Proven experience as a Site Manager in modular construction, education projects, or live school environments.
* SMSTS (Site Management Safety Training Scheme) certification.
* CSCS Manager's Card.
* First Aid at Work qualification.
* Strong understanding of CDM Regulations and safeguarding requirements for school sites.
* Excellent communication and leadership skills.
* Ability to interpret construction drawings and manage modular installation sequencing.
* Proficiency in site reporting and project management tools (e.g., MS Project, Fieldview, Procore, or similar).
Desirable:
* NVQ Level 6 or equivalent in Construction Site Management.
* Experience managing crane operations and modular logistics.
* Temporary Works Supervisor training.
* Asbestos Awareness and Fire Safety certifications.
Working Conditions:
* Site‑based position in Birmingham; occasional travel to supplier or modular manufacturing facility may be required.
* Work will take place in a live school environment, requiring strict adherence to safeguarding and access control measures.
* Standard working hours with potential for extended hours during installation or commissioning phases.

* Completion of project on programme and within budget.
* Zero accidents or safeguarding breaches.
* Minimal disruption to school operations.
* High client and end‑user satisfaction.
* Quality and compliance benchmarks achieved at all stages.
