We are looking for an on-site Caretaker/ Handyperson to manage the day to day presentation and maintenance at a prestige residential/commercial building in Glasgow's Merchant City.
As our go-to person, you will report to the off-site Property Manager, and be responsible for the day to day tasks that keep the development running like clockwork.
You will ensure that the security and general appearance of the building and surrounding areas are maintained to a high standard, undertaking daily, monthly, annual and ad hoc maintenance tasks.
You will assist in the day to day monitoring of our building management systems and report to the Property Manager any issues/alerts relating to our boilers, water, fire alarm and other systems, and oversee and assist with any visiting contractors.
You will have great attention to detail, have a positive, pro-active approach, and, as the face of the building, will liaise with residents, visitors and contractors, displaying professionalism and genuine care for the building.
Other Considerations:
· Standard computer skills and ability to complete task management reports required.
· Proactive, self-motivated and with great attention to detail.
· General handyperson skills and ability to undertake required maintenance tasks.
· Knowledge of basic concepts of heating systems and monitoring system alerts an advantage, to oversee monitoring of the boiler room and boiler BMS system, and sump tank alerts.
· The post holder will be expected to observe safe working practices in carrying out the required duties and ensure that instructions specified by technical consultants, contractors and manufacturers are adhered to.
What will you do?
Complete daily/weekly and annual scheduled tasks to the highest standards.
Litter picking/ general maintenance of internal and external areas.
Refuse management.
Complete any adhoc basic maintenance, as agreed with the Property Manager.
Carry out lighting checks, replacing light bulbs etc as required.
Complete all paperwork & procedures in set timelines.
Escort visiting maintenance engineers whilst on site.
Maintain appropriate records including fire alarm logs, supplies orders, daily, weekly and monthly duties carried out.
Assist with daily visual checks and tests to ensure the building continues to meet the relevant fire strategy standards.
Inform Property Manager of any additional works needed at location.
Provide a security presence and oversee all security systems in the building.
Provide regular updates to the Property Manager.
Hours: Tuesday, Wednesday & Thursday (8am to 4pm)
Job Type: Part-time
Pay: Up to £15,750.00 per year
