Avenue Sales and Lettings are looking for a Trainee Lettings Negotiator.
We are looking for someone who is motivated and keen to learn and listen. Intuition and diligence are a must, as this role requires the ability to process information and act accordingly in what is a highly regulated and fast-moving industry. You will assist in all aspects of the property letting process: registering applicants, arranging and handling viewings, marketing properties, overseeing the day-to-day operations of rental properties in terms of compliance, carrying out inspections, seeing through any maintenance required and ensuring everything is well-maintained in terms of both the property itself as well as the landlord/tenant/agency relationships involved.
Key Responsibilities
* Property Marketing:
Create marketing materials, list properties on portals and promote them to prospective tenants. Advertise vacant properties and conduct property viewings.
* Property Management & Compliance:
Oversee the upkeep of each property, arranging repairs, coordinating maintenance schedules, and ensuring the property meets the correct regulations on Residential Property Letting Standards.
* Tenant & Landlord Liaison:
Act as a point of contact between tenants and landlords, facilitating communication and managing expectations. Handle all tenant-facing tasks, including finding and screening new tenants. Arranging lease terms with new tenants and landlords.
* Administrative Tasks:
Manage client paperwork, register new enquiries, maintain databases, and compile property documentation.
* Business Development:
Support the team in generating new business and building relationships with both tenants and landlords.
Required Skills
* Communication: Excellent verbal and written communication to effectively liaise with tenants, landlords and contractors.
* Computer Skills: Must be conversant with Microsoft Office programmes, be able to learn new software systems and data entry processing.
* Customer Service: A strong commitment to providing exceptional service to both tenants and landlords.
* Organisational Skills: Proficiency in managing multiple tasks, paperwork, and maintaining accurate records.
* Proactivity: A driven and results-oriented attitude to meet goals and develop new and existing business.
* Problem-Solving Skills: Need to be able to quickly and effectively resolve issues that arise.
Career Path
This is an entry-level position designed for individuals looking to learn all aspects of the residential lettings industry. Once experience has been gained, a Trainee Lettings Negotiator can progress to a fully-fledged Lettings Negotiator, potentially specialising in specific property types and then move on to management roles within the estate agency profession. Full training will be given so no previous experience is necessary, although this would be an advantage. You must hold a full, clean UK driving license and have your own car. Any successful applicant would be enrolled as a student member of ARLA (Association of Residential Letting Agents), this would then be reviewed after a successful probation period with a view to becoming fully ARLA qualified (currently membership Level 3) once suitably trained.

Salary (Commission/Incentives will be available once fully qualified as a member of ARLA)
