Eden Brown has been appointed by one of London's leading workplace design and build fit-out specialists to find a Mid-level or Senior Preconstruction Manager to successfully manage the Preconstruction process for multiple commercial office fit-outs concurrently to a high standard.

Role overview
This role requires a leader to successfully manage the PreConstruction of multiple projects efficiently and to a high standard.
Experience within a fast-track workplace Design & Build environment is crucial to make accurate 'on the spot' decisions.
The successful candidate will be an integral part of the BU team, targeting project wins, providing PreConstruction services including costing, contractual support, programming, Health and Safety, sustainability, and design management. They should possess the skills to manage multiple projects and priorities effectively and be the primary point of contact for client Pre-Construction queries.
Key Responsibilities:
* Costing / Estimating: Develop comprehensive, accurate, and competitive Cost Sum Analyses (CSA) for project submissions. Tender packages to multiple suppliers where possible to ensure competitive rates. Analyze tender returns to prevent scope gaps and ensure compliance. Coordinate site visits with Supply Chain to understand site conditions. Source as-built information and issue to relevant teams. Collaborate with stakeholders to prepare accurate programs and align costs with design development. Work with the project team on Value Engineering proposals. Act as the primary contact for client Pre-Construction queries, preparing reports and documentation.
* Building Contracts and Legalities: Understand, negotiate, and review JCT D&B Contracts, including Employers' Requirements, Contractors' Proposals, and CSA. Liaise with legal advisors. Understand performance bonds, parent company guarantees, insurances, and related agreements. Highlight risks and prepare/negotiate Preconstruction Service Agreements or Letters of Intent.
* Design and Design Management: Manage design processes to ensure timely production and statutory compliance. Drive a competitive, compliant, and high-quality design. Issue design updates and monitor design costs throughout development. Flag errors or potential cost increases and ensure buildability.
* Building Services (MEP&S) Design: Manage production and coordination of MEP&S designs. Evaluate technical aspects and coordinate with other trades and suppliers.
* Supply Chain Management: Manage supply chain, especially subcontractors with design responsibility. Assess performance and coordinate with the team.
* Building Control and Statutory Requirements: Liaise with building control, ensure compliance with occupancy and fire safety, and manage statutory authority requirements including licenses and consents.
* Programme, Risk, and Procurement: Prepare preconstruction and construction programs. Develop procurement schedules.
* Health & Safety: Understand construction health and safety. Prepare relevant documentation and manage client CDM responsibilities.
* Presentation and Communication: Contribute to pitch documents, communicate costs clearly, and support project and program discussions.
