Management Unit Commercial Manager
Location: Bridgend (Pen-y-bont ar Ogwr)
Contract Type: Permanent, Full Time - 37.5 hours - Monday to Friday
Purpose of Role
We are recruiting a highly capable Commercial Manager to take the lead on a major long‑term contract with the Welsh Government, valued at approximately £15 million per year. The role involves the management of a diverse corporate land and property portfolio across Wales, covering full maintenance packages to routine inspections, planned maintenance, reactive/call‑out works, and small‑scale project works.
Responsibilities
* Lead the commercial function for the Welsh Government property portfolio contract.
* Manage all contractual matters with the client, supply chain, and subcontractors.
* Ensure effective financial governance, including cost control, forecasting, and contract compliance.
* Oversee valuations, applications for payment, change management, and compensation events.
* Prepare and present accurate month‑end financial reports and commercial data using the company’s SAP‑based system.
* Ensure robust commercial risk management across the contract.
* Deliver timely, accurate, and insightful commercial reports to the senior leadership team.
* Maintain high‑quality records, forecasts, cash‑flow reports, and variations logs.
* Use advanced Excel skills to support analysis, reporting, and financial modelling.
* Act as the primary commercial point of contact for the Welsh Government and internal stakeholders.
* Support effective supply chain management, including procurement, performance reviews, and contract negotiations.
* Ensure strong collaboration with operational teams to support project delivery and contract performance.
* Provide commercial leadership within the project team or sector.
* Support and mentor junior commercial staff to aid their development.
* Pursue continuous professional development to maintain and enhance commercial expertise.
Essential Qualifications/Skills
* Proven experience in a Commercial Manager, Senior QS, or similar commercial leadership role.
* Experience within maintenance, FM, property management, or small‑works contracts.
* Strong contractual knowledge and experience managing public sector or framework contracts.
* Highly proficient in Excel, with the ability to manage detailed reporting and analysis.
* Knowledge of SAP or other enterprise finance systems (advantageous).
* Strong stakeholder management and communication skills.
* Very good understanding of Microsoft Excel.
* Experience with NEC contracts.
